Modular Buildings come with many types of roof coverings.  In this series we are highlighting a few of the more common choices.    Modular buildings can have foam roofs.   What are some of the advantages and disadvantages of a foam roof covering?

Modular Building With Foam Roof Advantages

  • Lower energy bills. One of the benefits of foam roofing is that it offers superior insulation properties
  • Another benefit of installing foam is that it offers unique waterproofing qualities.
  • Flexible installation- around items on the roof, spray foam roofs are seamless.
  • Maintain structural integrity, no need for special load calculations or design criteria, lighter weight than other roofing systems in the marketplace
  • Foam roofing directs rain to the drain.
  • New generation of covering is no longer susceptible to birds & bug invasions, with a top layer of granules. 

Modular Building With Foam Roof DISADVANTAGES:

  • Not all contractors are created equal, sometimes contractors will overspray or cover items not intended resulting in additional work to clean things up
  • foam roofs can be damaged by hail and elements, suggest full inspections a minimum of 2x per year, and then immediately seal or repair any damages.
  • Slightly more expensive than some systems, and recoat is required at about 5-10 year term
