Permits For A Modular Building?

One question we are frequently asked is Do I really have to get a permit for my temporary modular building? In most cases the answer is YES.

Many states and local agencies across the USA have updated their code requirements and are even adding special clarifications when you choose to get a temporary modular building. The new laws suggest or require that the building must meet the current local building code. (IBC is the current building code, which year they have adopted and are using is the key). The great thing is that some jurisdictions have a special permit for temporary modular structures, but with that convenience comes a stipulation on how long you can keep it on the site. Below are a few key questions to consider before you place an order for your temporary modular building or before you buy one on line that you can not give back.

1. Who is the jurisdiction for approvals (local, state, or federal)
2. Is there a time restriction on how long this modular can stay on my site
3. How long will it take, and what documents will you require to get a permit
4. Are there any special code requirements for your area that we need to know about
5. Ask for a preconstruction meeting. They are usually free, and save lots of time during the learning curve is you are attempting to do it all on your own

Renovation To The Rescue

Modular Buildings built in the 80's and 90's can have new life with renovation and retrofit. Sometimes a modular building was on a bad project site with water drain under the building, or the caulk was not trimmed out regularly, or the design may have been out of date. Some clients would call the landfill & say take it away, but other clients want to try and renovate their modular building into a new creation.

There are benefits and disadvantages with choosing to renovate an older modular building. Lets look at both a little bit.
Benefits:
1. Keeping up to 20,000 lbs of waste out of a landfill
2. Not having to go through the permit process again and maybe change your entire site
3. Not having to reconnect utilities again
4. Getting a fresh new look for your organization, creating an inviting atmosphere
5. Cost-effective way to update your image
6. No need to relocate or close down during change over
7. Much quicker than building a new modular structure
8. Design to save energy, and be more efficient

Disadvantages:
1. Business has to work around the renovation and noise of construction
2. Some of your wish list might not be able to be done, due to structural or other restrictions
3. Sometimes you find hidden damage or unknowns that can cost additional fees
4. May require all new fixtures and mechanical options
5. Will not be as energy efficient as a new modular building
6. Work conditions may require some weekend or overtime work

Superbowl Commercial

If we had $4.5 Million for a 30 Second Commercial during the superbowl, we would have loved to share the message of "A better way to build"
