Modular classroom buildings in Arizona

Modular Classroom buildings are in high demand again in Arizona.   The developers are building housing communities that are numbered in the thousands to keep up with the housing demand.  This brings new families to all parts of Arizona.
Modular Classroom buildings are a great option for schools facing a large influx of students.  The
modular classroom buildings can be temporary or permanent design.

The best solution for an overcrowded school with many educational campus locations, is to lease or purchase a portable classroom building.  A portable classroom building can be moved from campus to campus with minimal effort, and can blend in with a school districts "branding".

Smaller or more rural districts may prefer to purchase their new modular classroom building.  A modular classroom building from Modular Solutions, Ltd in Arizona will help build brand identity, and offer students comfort.

Modular Building Made In The USA Meets Federal Procurement Requirements

Federal Procurement Requirements Met By Choosing Modular Solutions Made In The USA Modular Buildings

There are many modular companies across the USA. Most factories "assemble" parts and pieces bought from foreign countries (to keep costs down), and then put the modular building together here in the USA.   Under federal procurement laws this is not really a "made-in-the-USA" modular building.

Modular Solutions, Ltd is a factory direct modular manufacturer, that has held a GSA contract since 2000.  With the new push for enforcement of the "buy-american" act, we have a great supply chain of toilets, sinks, wall covering, finishes, door hardware, etc that are all manufactured here in the USA.

We also focus on finding products and components that are "off-the-shelf-ready" and easy to find if you need replacement parts in the years to come.  By offering components made in the USA we may not always be the LOWEST BID, but contracting officers can be assured they are getting a modular building with high quality components that can be easily maintained, and a building that follows federal guidelines for meeting the procurement requirements.

Modular Building Windows, What Are My Choices

What Type Of Windows Can We Use In our Modular Building?

Commercial modular buildings are constructed to the IBC code, the same code as any traditional site contractor will use.   The goal is to design a building that allows natural light, but that also has energy efficiency built into the modular building design.

What to look for: The National Fenestration Rating Council offers five areas to consider when selecting windows for your new modular building.
  1. U-Factor determines how well a window prevents heat from escaping. U-Factor ratings generally fall between 0.20 and 1.20 the lower number is best at keeping heat in. This is a great consideration for a modular church building.
  1. Solar Heat Gain Coefficient (SHGC) reflects how well a product will blocks heat from the sun. SHGC is expressed as a number between 0 and 1, a lower SHGC indicating a product that is better at blocking unwanted heat gain. This is important when constructing a modular hospital or clinical facility.
  2. Visible Transmittance (VT) indicates how much light comes through the window. VT is expressed as a number between 0 and 1 the higher the VT number the higher the potential for daylighting. This is important in modular  educational spaces.
  3. Air Leakage (AL) measures how much outside air comes into your new modular building. AL rates typically fall in a range between 0.1 and 0.3 the lower AL  is better at keeping air out.  This should be considered in modular hospitality projects.
  4. Condensation Resistance (CR) measures how well a window resists the formation of condensation. CR will show a number between 1 and 100 with a higher CR indicating a product better able to resist condensation. Federal modular building projects often look at this consideration
  5. Low E Windows will cost about 10% or 15% more than standard windows, but will supposedly reduce energy loss by as much as 50%.

  6.  The federal government has a program designed to show consumers energy efficiency.   Windows are one of the products that get registered.   Look for your energy star sticker to tell you more about the window & how good the energy savings will be.

  7. There are also lots of options for coatings, screens, shutters, frame materials, and opening operation.

  8. For more information contact our design team & we can help you make informed decisions on the best value for your new modular building.

Modular Building In Arizona

We have a factory in Arizona, and often we are asked what is required to put a modular building in any location in Arizona.  There are a few key steps to follow to make sure you get your modular building designed, and properly coded to be placed in any city or county in Arizona.

  • Check with the local zoning office and see what the roof snow load is- Cold country has harsher regulations for roof snow load and insulation values.
  • Check the lay of the land.   ADA requirements are one of the challenges we see on undeveloped land sites.  Some extensive grading may be required and that can really add to the cost of your project quickly.
  • See if there is an HOA in the area.  Sometimes local zoning or HOA will require very specific aesthetic finishes which will effect the design criteria and cost of your project
  • When do you need the modular building?  It can sometimes take 90 days to six months to get through the local zoning office for approvals of a modular or site built project.

Solar Power On A Modular Building?

Living in Arizona we have the perfect solution to alternative energy, most clients have sunshine and good weather over 300 days a year and are able to really get back their solar investment quickly. We do however service clients in areas that have sunshine only 65 days a year, and solar power on their modular buildings is not necessarily the best value and investment choice for alternative energy, and for the life cycle of the solar components.

Living green is a life style choice, and if you are an agency you are tasked with making your site projects LEED certified or accredited. Sometimes the cost of the components and the repay on the power grid are not sufficient. Some clients would have to keep the solar panels for over 50 years to see the benefits of the cost of the panels and the installation. Other clients make a small leap and only have solar water heaters or solar pool heaters. No matter what your goals are for the environment, they also have to make sense with your budget.

There are many choices you can make to go "green" and "sustainable" besides just the energy efficiencies that will reduce your carbon footprint. You can use recycled components (ie insulation, carpet) , you can ensure they have low or zero VOC content (ie paint and adhesives), you can choose products that are sustainable such as bamboo flooring, you can upgrade your lighting to LED lights or natural sola-tubes.

Let our design team help you select the best design standards for your location and construction vicinity. There is no universal answer, and by choosing construction professionals such as Modular Solutions you are able to discover & make effective choices based on what is the best for your available schedule, budget, and resources.

Renovation To The Rescue

Modular Buildings built in the 80's and 90's can have new life with renovation and retrofit. Sometimes a modular building was on a bad project site with water drain under the building, or the caulk was not trimmed out regularly, or the design may have been out of date. Some clients would call the landfill & say take it away, but other clients want to try and renovate their modular building into a new creation.

There are benefits and disadvantages with choosing to renovate an older modular building. Lets look at both a little bit.
Benefits:
1. Keeping up to 20,000 lbs of waste out of a landfill
2. Not having to go through the permit process again and maybe change your entire site
3. Not having to reconnect utilities again
4. Getting a fresh new look for your organization, creating an inviting atmosphere
5. Cost-effective way to update your image
6. No need to relocate or close down during change over
7. Much quicker than building a new modular structure
8. Design to save energy, and be more efficient

Disadvantages:
1. Business has to work around the renovation and noise of construction
2. Some of your wish list might not be able to be done, due to structural or other restrictions
3. Sometimes you find hidden damage or unknowns that can cost additional fees
4. May require all new fixtures and mechanical options
5. Will not be as energy efficient as a new modular building
6. Work conditions may require some weekend or overtime work

Which ever you decide the experts at Modular Solutions, Ltd can help you make the right decision for your structure.

Modular Building Safety Tips, Six Easy Modular Solutions

Modular buildings are just like traditional buildings and have items that you should watch out for to ensure your staff and team and the modular building occupants are safe while occupying the modular building. We have a few simple tips to look for that will help you keep a safe & healthy working environment.

1. Mini blind inspections. Look for rough edges, broken wands, string hung in dangerous manner. Keep employees free from cuts, rope burns, or if children occupy strangulation.
2. Check the water drains in the sinks. Make sure no leaking on the floor, avoid slips and accidental damages
3. Check your hot water temperature. Make sure employees don't accidentally get too hot water and get burns
4. inspect flooring. Worn flooring loose treads trip hazard, worn threads can catch heels, worn edges can trip an employee.
5. Inspect your outlets at least once a year. Make sure they are all functioning and working well (avoid possible shock hazards)
6. If you have an ADA ramp to enter into the modular building, check the treads & stairs & handrails. Make a physical inspection for lose nails, splinters, steel exposed edges, rust, anything that might be a hazard to your employees should be taken care of.

Modular Solutions, Ltd has one of the LOWEST (BEST) EMR ratings for safety because every team member knows a safe working environment is a productive working environment.

How Did They Get That Modular Building In There?

Sometimes as you drive by your favorite location you see land for sale & think about how would anyone develop that site? That location is too landlocked to get any new construction done, and then you drive by a few weeks later and there is a complete modular building there, open for business! We are frequently asked "How did they get that modular building in there?

The fun aspect of modular construction is that buildings come in sections and components. Because they are delivered up to 99% complete in many cases all we have to do is find a way to get access to the site. What are some of the obstacles? Fenced in lots, buildings in the way, no roadways, uneven land conditions. Developing modular solutions requires the right team!

The modular industry has fun big boy toys that allow us to get a modular set up in the craziest of locations. We utilize cranes, crawlers, rails, jacks, rigging, steel plates, and other methods to get that building secured to a foundation on site.

Some of the crazier locations have included the top of a press box during grand prix, Behind a 12' high block wall with cyclone fencing in a prison facility, at the bottom of the Grand Canyon, at the birds nest of the Phoenix Open.....You get the idea- Modular buildings can be set anywhere.

So if you are thinking about an expansion but did not think you can put a modular building there, rethink it and give our preconstruction team a call for ideas.

Modular Building Exterior- Stucco

In the southwest many of the permanent or long term modular buildings opt to put stucco on the exterior of the building. But "stucco" is a very generic term and even when selecting this exterior look there are many options to consider for your best value:

1. How many insulation points will it add to the value of the project 1" of foam can typically add 7RPOINTS to your insulation value. The foam can be varied thickness to add better insulation value
2. How many layers are required. Some varieties have a single coat that is sprayed on, others have a base coat, scratch coat, and finish.
3. Schedule of project- Traditional stucco requires curing time to alleviate cracks or blistering. Make sure you allow for this or use a different application method that does not require this
4. Color Selection- Some stucco applications are painted and others have the color integrated into the mix. Decide how you will deal with patching, or vandal touch up etc.
5. Elastomaric finish is usually the preferred method with modular construction because it moves with the flex of the building
6. Final texture: There are several varieties of finish from light trowel, knockdown, spanish lace, aged, spray stone, etc. Deciding the final finish you prefer is a consideration.

When you are considering your final finishes ask for samples and get a firm idea of how your facility will look in the end so that your decisions are educated and informed. Generic terms like "stucco" have been open to interpretation so choose your industry terms carefully and do your homework.

How To Utilize GSA Procurement For Federal Agencies

GSA procurement is a primarily a federal tool that helps federal agencies expedite purchasing of goods and services from preapproved vendors. GSA requires vendors to submit predetermined pricing and information packages. This allows the contracting officer to look at vendors experience, pricing, volume and make quick and educated purchasing decisions.

Modular buildings are on the GSA schedule. Modular Solutions, Ltd has held a GSA schedule since 2000, and provided projects CONUS for the federal government.

Some general information on how to find modular buildings on the GSA schedule:

1. FSC Class is 5410, GSA schedule56
2. SIN Description is 361 10 A-H with categories for temporary, disaster relief, and permanent construction
3. Installation services are included in 361 30 & 361 32.
4. Design build construction can be included in your purchase, we have supplemental categories for this tasking.
5. Utility connections are included in the various schedule 56 categories, as packaged by individual firms

When you need a modular building that has great value, or you need a modular building quickly GSA schedule is a great way to expedite moving into your modular building without the procurement delays.

On another note: Some states allow GSA to be extended to local or school jurisdictions. Arizona for example, has a statute that allows school districts to utilize the GSA schedule when it is in the best interest of the school district and a value to the district. Check with your state to see if this is an option.

Modular Buildings And Infrastructure

When a modular building is getting put in place as a permanent space solution there may need to be infrastructure put in place. What is infrastructure? Infrastructure is the off-site site work that has to be developed in order for the modular building to be functional and in working order. Your streets, your power grid, your sewer and water lines from public utility.

When calculating the entire cost of a modular building project it is important to look at the over all cost and site work that will be required to gain occupancy.
Take a look at some items below that can substantially impact the total project costs of your modular building addition.

Some things to look at when calculating the entire project cost:
1. Does the property have developed roads and sidewalks and curb cuts to the location
2. Where is the power coming from- How far away
3. Is there a power transformer nearby to make the power useable
4. Is there sewer on the property or in the street near by or do you need alternative solution
5. Is there a water line or even water available (do you need alternative solution)

When you are getting ready to purchase a custom modular building you should select a team with experience in site work and infrastructure to ensure your total budget does not go over funds available. For more information and for a free proposal contact our team at Modular Solutions, Ltd

Project Manager, For A Modular Project?

Many clients start learning about modular construction and have the misconception that because the project is a "modular" you just fill in some blanks on a specification form and your modular building arrives complete & ready to move into in 60 days. UNFORTUNATELY, this is far from reality. Modular construction has many moving parts and is infact more difficult to manage than a traditional site built project because things happen so rapidly.

If you hire a modular company one key to the success of the project will be if they have a site superintendent to oversee what happens on site and if they have a project manager to ensure the building is constructed correctly and the schedule coordination with site efforts is seamless.

What does a project manager do?
1. Over see initial plans to ensure they meet codes, and follow the clients expectations. Reviewing the plans with the client during every phase to offer helpful suggestions for successful design.
2. Create a master schedule for sub contractors and the general contracting part of the team to follow and comply with
3. Communicate all aspects of the project with the client, team members, site and factory team, local jurisdiction, state jurisdiction, and anyone who needs to know.
4. Has extensive history & relationship with subs and jurisdictions to keep the project on task, on budget, and on schedule.
5. Ensures the sub contracting team is licensed, bonded, insured, capable, has capacity & experience and is a good match for the job.....NOT just low bid!
6. Facilitates all permits, approvals, inspections, required with the site and the modular building.
7. Quality Control, at every turn and every aspect.
8. Has the best interest of our clients in mind. Our Project Managers always look out for the client and make sure they get what they have paid for- no short cuts allowed!
9. SAFETY! The project manager and the site manager put safety FIRST. Construction is very dangerous and has many hazards, Our Project and site managers are OSHA 30 certified.
10. Warranty. Since the project manager has been involved with the project since inception, the project manager is great at facilitating any warranty concerns or issues

so now, Do you tackle all of these tasks yourself and purchase from a trailer leasing company, or do you hire a DESIGN-BUILD firm that takes care of you from start to finish, and more!

Modular Building, Developing A Space Plan

When you are starting a project there are so many things to consider on how to get to the end of the goal which is more space. The best way to make sure you don't over build or under build your new modular building is to have a space plan in place. The reason this is critical is it helps you develop current and future space goals and function and flow on paper before you spend any money on architectural design and re-design.

At Modular Solutions, Ltd our team has a proprietary space planning guide that helps our clients develop realistic space planning goals based on function, flow, and feasibility. It would be great to have a 600 sq ft office for each employee, but that is not usually a practical or feasible solution.

TIPS FOR SPACE PLANNING:
1. How will the space(s) be used, what type of function
2. Who will occupy the modular building
3. How many hours a day will the new modular be occupied
4. Placement of spaces (who needs to be next to who for ease of doing business)
5. Specialty areas...are there any special construction needs in your facility
6. Storage spaces for janitorial, records, materials, etc
7. Conference & training rooms as meetings are an inevitable part of doing business
8. Break room, will you need a place to eat/prepare food maybe even a full service kitchen

This is just a brief glance at the things you should walk through during the preconstruction phase of your modular building project. Contact our team to get a full project assessment and help you plan for function, flow, and feasibility.

Purchasing A Modular Building, Making It Through The Maze

When you start to look at all the options and the variable price range on purchasing a new modular building it can be very overwhelming. There are so many choices, and options, and every option you select can effect the price or the requirements on several other options.

QUICK TIPS TO BUYING A BETTER MODULAR BUILDING:

1. Always ask if a substitution will impact the quality (ie a thinner metal gauge, or a packaged door ilo of a real wood door)
2. Ask to see samples of the options-See first hand why or why not the substitution is a good choice
3. Look on the suppliers website. See if they are a strong and viable choice
4. Compare your bid exactly the same, then look at options
5. Are the components meant for commercial modular construction or are you getting residential grade materials
6. Are there any long lead decisions that will impact your schedule of the modular building installation

The goal in the end is to have a quality modular building that will last the same life cycle as a traditional site built structure. When you are investing in a major capital item such as a modular building you want a facility that will endure the test of time, weather, and use.
