Reading & Understanding Modular Blue Prints

Modular Buildings are constructed to meet state & local building code regulations. When a new modular building is being proposed the manufacturer has to comply with prespecified minimum guidelines, but the building can also exceed the requirements. The blueprint is a way to communicate to the building officials, the owners, and our manufacturing team how the building will be constructed and what codes it will meet.

In general FBB (Factory Built Buildings) comply with the IBC (International Building Code). There are several versions of the IBC Code based based on what a local jurisdiction has adopted (ie 2006, 2009, 2012). When you hire a professional manufacturing company they will always ensure your building is proposed to meet the state regulations.

LEGEND: The construction legend shows you the symbols or icons for each building component. By understanding the legend you will understand the building. A construction legend is like a map legend it helps you see what and where everything in your building is located.

Can I Get A Heavy Duty Floor Load In My Modular Building?

Many customers assume that since a modular building typically has wood sub floor, they can only use it for office space or light residential use. This is a huge misconception. When you are getting a commercial FBB modular building you can "BEEF" up the floor load in many ways to accommodate the need. Modular buildings have been used for commercial retails sales facilities, filing rooms, manufacturing, mini-storage/storage, fire stations, and hundreds of other industrial occupancies. The key is to design the modular building properly to accommodate the floor load requirements.

Tips to upgrade a floor load:

1. Upgrade the wood decking from 5/8" or 3/4" to 1 1/8"
2. Place your piers or foundation system in a much closer design. The closer the piers the stronger the floor load
3. Upgrade the floor joist size or use a steel perimeter frame. Making the joist closer together also helps. There are some great floor joist designs that are specially designed for this type of use and occupancy
4. Choose an alternative floor such as a "B" deck concrete floor or MPANEL panelized concrete floor system

By making these few minor changes you can use your modular building to store or hold virtually any design criteria, Just like a traditional site built structure.

Can Lumber Imperfections Effect My Modular Building? Tips to look for!

In the construction industry sometimes lumber is purchased and will set too long, or because it is a product of nature will be delivered to a project site with flaws. It is up to the integrity of the company to refuse the order or use it for nonstructural elements (like a disposable shipping walls). When the manufacturer or contractor decides to take a risk and use lumber that was once first quality and now has flaws you see construction quality impacted.

Manufacturing firms should have an open door policy so that you can inspect the construction of your modular building at any time during the construction phase. It is a team effort to ensure the highest quality leaves the modular manufacturing plant. So ask if you are allowed to tour your manufacturing facility before you make that final commitment.
Some tips for finding lumber flaws:

1. Look for bows twists or in general lumber that does not stack flat
2. Look for splits or knot holes
3. KD fir is a high quality lumber you can request, usually better quality
4. Is lumber full height original material for integrity or is it pieced together with left overs
5. Is lumber rated for use indicated (architectural plans will identify this)
6. You can also build using steel studs
