How To Design Your IT Room, Five Great Tips


Almost every new modular building being constructed for traditional office space use has an IT room included.  Over the years we have seen the evolution of this crucial space.   Some manufacturers would just build a closet causing overheating, some manufacturers put in a large AC drop causing the AC units to freeze up or over cycle. 

When you are depending on technology to run so many aspects of your business, how much would it cost you if your communication or data systems are down?

Here are a few tips to look at when you are designing your new modular building. 

1.  Size the room based on the amount of equipment you will have in your facility.  Over sizing or undersizing a room can cause issues with the operations of your system.

2.  Do not use the space for "storage" of other things.  Frequently we will see designated IT rooms become storage for office and cleaning supplies or spare parts.  Keep the IT room clean and free of clutter.  If you need storage, design in additional storage rooms.

3.  Static resistant flooring is the recommendation.

  Use wood, laminate, tile, or some other easy maintenance non-static material for the floor covering in the IT room.

4.  If you are not using a professional rack in the IT room, then make sure your include a backer board that is coated with a fire restive material.  Some clients will even make the entire room a one hour fire rated room.

5.  We recommend IT rooms have a mini-split system with a ductless cooling unit dedicated to that room.  
In the event there are thermostat wars in the office spaces your IT room will remain cool and consistent based on the temperature setting you and your team select.  Large data rooms can exhaust through the floor or crawl space if you design your facility using a professional team.

Modular Solutions For Project Management

We are frequently asked "why do I need a project manager or site superintendent for my modular building project"? While the modular building industry is built "off-site", it is identical to site construction. The goal is to accelerate the schedule and manage sub contractors on site to meet or beat a project schedule. Here are a few reasons why it is great to have a project manager and site superintendent on your modular building projects.
1. A safe site: Site managers watch for safety violations and make sure no accidental injuries or death happen on your project site.
2. Off-site quality control: Since you can not be at the factory every day, watching each phase of the modular building construction it is reassuring to know that you have a site manager and project manager that are watching the quality and code compliance of your modular building. Nothing is more disappointing than having to wait on-site while a modular building is being "fixed" to meet the specification and criteria you ordered. Also once everything is covered up, you don't know if the quality standards were met.
3. Coordination of schedule: Coordinating a modular building schedule is the same as site construction. There are many sub contractors, permits, inspections, etc to schedule and coordinate as a part of the modular building installation. It is reassuring to know that those details are handled by your site superintendent and project manager.
4. Budget Management: If a project manager is not on board, some sub contractors (perhaps low bid type), will try to keep the cost low in the beginning and then change order, or deliver a lower quality of workmanship than is acceptable in the industry. The ability to have a team that manages the sub contractors and hold them to the quality, and budget proposed on the project is peace of mind.
5. Experience: Site Managers, and Project managers are experienced in construction & modular solutions. By having an construction export on board watching your project from inception through warranty you know that the outcome will exceed your expectations.

Modular Buildings & Modern Technology

Many clients ask can I integrate modern technology into my new modular building. Integration of technology is simple when it is incorporated into the design during the preconstruction phase.

Tips for getting new technology integration:

1. Plan ahead for "future" growth. Always assume your organization will grow and you will need to add more communication stations, more phone lines, etc.
2. Don't just integrate technology into your new modular building based on lowest price. Buying last years technology, will allow you to hobble along, but will not streamline productivity
3. If you have an existing modular building and you are updating your technology, bring the design team and preconstruction team on board to ensure you get proper grounding and fire proofing and safety in place as required

Any technology you want to incorporate into a modular building including military and secured facilities has been utilized. Facilitating your current and future goals for technology implementation is simply a matter of communicating your wants and needs and then having the design team facilitate those goals into a reality.
