Modular Building Recertification, In Arizona

State of Arizona mandates all prefabricated buildings have state seals


In Arizona any prefabricated buildings that are for commercial or public use are required to have state seals on the building.  Sometimes a client will purchase a used building from the internet or even get a building donated.   In such cases a great deal is not always a great deal. 

When a building comes into Arizona from another state and it has not been approved by the department of building and life safety, you will have to get the building recertified.   The only way to get a recertification completed is to hire a company such as Modular Solutions that provides new construction as a factory and that will also verify your building is viable for use meeting Arizona codes and construction methods.

Sometimes a building was on a federal site with no approvals, and unfortunately the cost to retrofit the building to current code can be extremely expensive.  The best option is if you are considering taking a building for free or purchasing a building from out of state, to contact our Architectural (AE) department and let us offer you advise.


The process is pretty straight forward for recertification, but can be cost prohibitive if you end up with a building that was used on a federal site and furnished by the "low-bid" and does need any standards for code compliance or construction standards.

STEM Learning Environment


Just a thought to get everyone having a conversation about what is a learning environment.  As I thought about it more there are some comparisons that come to mind that are similar to the human body.   A human body does not function with bones alone, it needs muscles, and joints, and tendons, and skin to be flexible and grow.  Yet we expect our learning environments to thrive with just a basic box (a skeleton of bones if you will), and think this will function effectively.

Modular Building Relocations, Five Great Tips

How To Relocate A Modular Building

Moving a modular building or portable classroom can be done easily in a day or two, and makes sense when you have changing enrollments or you have found a great deal on a used modular building.  Below are a few quick tips that will help make moving a modular building or portable classroom building more efficient and economical.


  • Tip # 1:  Plan ahead.  If you know your modular building needs to move in June, start planning the relocation in January to give your team plenty of time to get drawings, utility planning, site planning and coordination, and other efforts accomplished.
  • Tip # 2: Meet with local jurisdiction:   Even if you are exempt, meet with the local jurisdiction and find out if there will be any unexpected expenses or requirements so the budget and the schedule stay as proposed.
  • Tip # 3: Make a preliminary schedule on paper & make sure all of the vendors, sub consultants, sub contractors, and jurisdictions get a copy.  This way all of the extended team members will buy in and be notified of their scope and their time lines.  If a schedule changes it is always easy to send out a revision.   If you use a program like Modular Solutions uses such as MS Project it is easy to show events in sequential order and events that link together.
Tip # 4: As your move date approaches watch the local weather reports for rain/snow or if you get irrigation look at the watering schedule.   If the weather is going to be bad then don't worry about sliding your schedule around.   If you don't look at possible weather delays, and inform your team ahead a sub contractor may have to slide your schedule by days or weeks due to lack of planning.
  • Tip # 5:  Make sure every team member (sub contractors and employees) involved in the relocation get a copy of the drawings and schedule. We have built a great team at Modular Solutions, Ltd and benefit from sub contractors catching things on the drawings that could have really impacted the schedule or cost if they had not been noticed.   It is a team effort and everyone can contribute to the success of a project.

Cooperative Educational Services of New Mexico had a great turn out for the annual facilities managers' workshop in Albuquerque

Last week, Cooperative Educational Services of New Mexico (CES) held their annual conference for facilities managers throughout New Mexico.  There were more than 120 participants at the conference covering educational topics.

By utilizing reconstructed buildings it is good for the environment because a building was saved from going to the stock pile or land fill, and it is good for the client because there is a substantial cost savings available.

New construction is always an option at Modular Solutions, Ltd but sometimes the budget can go a littler further with this option.
many of our clients will choose steel building for the high ceilings and the somewhat flexible design solution.   Other clients will choose MPANELS which are manufactured in the plant, offer high ceiling options, and a concrete slab floor.

Modular Building Federal Case Study

Working on a federal project takes experience and knowledge of the federal government.  When the Veterans Administration needed a modular building for their expanding behavioral health program they needed a contractor that could deliver a multi-story modular building, and one with federal experience.   Modular Solutions, Ltd was selected to design and construct this 33,000 square ft two story modular building in Los Angeles, California.

Some of the special requirements included decorative stairwells, coordinating an interior elevator with a company that was already on the VA campus to facilitate future service, bamboo renewable flooring, no VOC paint, energy star-efficient HVAC design, motion sensors, high ceilings, lots of natural lighting and windows, and many other custom features that make this permanent modular building an attractive addition to the VA campus.

Living in Arizona we have the perfect solution to alternative energy, most clients have sunshine and good weather over 300 days a year and are able to really get back their solar investment quickly. We do however service clients in areas that have sunshine only 65 days a year, and solar power on their modular buildings is not necessarily the best value and investment choice for alternative energy, and for the life cycle of the solar components.

Living green is a life style choice, and if you are an agency you are tasked with making your site projects LEED certified or accredited. Modular Building Tie Downs

A modular building sets on a foundation. If the building is not securely fastened down to the earth in some manner it can be blown off the foundation in high wind situations.
There are studies of modular homes and commercial modular buildings that had tie downs, setting next to those that did not have tie downs. The buildings with tie downs survived high winds and extreme weather with little or no damage while buildings with no tie downs were sometimes a pile of rubble.

There are several types of tie downs based on the ground soil conditions and the type of foundation you are using.

No matter how large or small your modular building is we recommend tie downs. In most states they are required as a part of the foundation engineering. When you get a modular building installed from a reputable dealer or manufacturer they will always include a foundation design stamped by a professional engineer for your location and use.

Modular Church Building, Tips For Construction

A modular church building or worship center has to accomplish many uses with a small congregation.   Sometimes the facility will be the main worship center, sometimes the facility will have to be classrooms, and at other times it will serve as the pot luck social center.
