What Occupancy Is My Modular Building?

Modular buildings are the same as traditional construction when it comes to occupancy & use. Each type of facility can have multiple uses in the same building. Example a church or "A" assembly may have a school during the week and have "E" classrooms incorporated into the design. Any architectural design firm will tell you the importance is in the proper naming and function of the room and space.

This little cheat sheet will help you see what the general guidelines are for occupancy and use of your new modular building. By identifying areas that might be mixed occupancy or require fire separations, it is always great to meet with your design team during preconstruction and make sure we are incorporating the best flow & use of the facility.

Sometimes a wrong name on a room can be an expensive error. One example "B" offices can have professional improvement or training rooms without mixing your occupancy and using a higher square ft occupancy load. If you call this room a "conference room" or "meeting room" you will have mixed your occupancy and also raised your occupant load in the building.

ADA ramps For Modular Buildings, (5) easy tips

Modular buildings can set above the grade keeping the axles and frame system but federal and local jurisdictions require the building to be ADA or handicap accessible. Some designers will charge a few thousand dollars to put a ramp drawing together for you, but we have some tips to help you save time and money on making your modular building ADA accessible
FIVE HELPFUL TIPS:
1. Know your door threshold, measure it and re-measure it. Most mistakes are made in the threshold height if your ramps does not meet the mandatory 1:12 Pitch/ratio your ramp no matter how sturdy will not pass inspections....and do overs can be very expensive
2. Prefabricated ramps & stairs are quite common in the industry. By using a prefabricated system there are legs that can adjust up and down with the terrain and makes installation quicker & more affordable since the "design" is already incorporated into the prefabrication process.
3. Material: Ramps can be made of wood, steel, aluminum, concrete, trex, the value of the ramp is the value of the life cycle and site conditions. Make sure you think of those considerations before just exploring "how-much" the ramp costs
4. Maintenance: Get a ramp that is LOW MAINTENANCE, most clients do not have time to go out and paint, or nail or resurface ramps each year
5. Before your build, get approval on your design. Many times a simple thing can be very expensive to retrofit, and it could have been prevented if a plan review agent reviewed the design prior to installation.

What Color Should My Modular Building Be?

COLOR.....it is often one of the most personal preferences any client can apply to a project. Too bold and the neighbors complain, too light and you are painting and power washing every year. What is the perfect balance of not too bland...not to charismatic?

While colors for a modular building are often determined by the local CCR (zoning board), where you can get options from a fan deck that allows (4) flavors of tan there are also unlimited options available which can become overwhelming.

Architectural design teams have "families" of colors to help you design the perfect match and blend of colors that will enhance the community and accomplish your color objectives successfully.
TIPS FOR CHOOSING COLOR PALLETTE:
1. Choose what you like, and see it in a BIM or colored elevation and color board so the entire project can be visualized

Modular Kitchen, On the move!

After a weekend of holiday feasting kitchens are on our minds. Did you know that you can have a commercial kitchen with all the amenities in a modular building? A modular kitchen and cafeteria are great space solutions for rural areas that need a modular diner, or a school that needs more modular cafeteria space, or disaster relief in areas hit by natural disaster.
A few hints for getting everything you need in a commercial modular kitchen design:
1. Find a vendor with kitchen design experience, commercial kitchens have to meet logical space flow patterns and meet health code requirements, and OSHA safety requirements
2. Get a conceptual design, and run it by all the inspection parties to make sure you don't have to "do-over" a design deficiency
3. If timing is critical, get a firm written schedule. Nothing worse than opening months late......with excuses from a vendor that is invested in your critical path schedules from the onset
4. Consider growth. If you think your diner or cafeteria will need more space plan to use flexible modular sections that can easily add more space as you continue to grow, allowing for more revenue and better community service

1. Consider clearspan steel construction in your modular dining area, so that you do not have to work tables around post locations and you have clear viewing access of the entire room

Modular Homes, what does that mean?

Confused about what is a modular home or a manufactured or mobile home, or a custom IRC home? You are not alone. Our modular industry tends to use all of those words with clients and each company has a versatile meaning as to what the difference is.

A modular home from the outside can look like a mobile home, but have thousands of $$'s in structural upgrades you will never see. And transversely a mobile home can have lots of "fluff" on the outside and still just be a mobile or manufactured home.

This is an IRC duplex home. Traditional siding, architectural shingles, why is this one different? It is in what you don't see, the structural package and design. There are energy code upgrades, all the appliances are energy star, the windows are energy star, the floor system is substantially heavier, the stud framing is 2 x 6, the roof has upgraded trusses and insulation system....It sets on a permanent foundation system.

The definition in most jurisdictions is in the "code" approval IRC or HUD, and in the foundation system. If you have a permanent foundation system, most jurisdictions will call the home a modular home. It is usually easier to find financing for a IRC or Modular home than a manufactured home that can be moved away in the night. In the end what you want is a durable and well built structure that meets your individual needs, and falls within your budget. It will be your decision to look at a long term investment such as energy efficient design (saving $$s on monthly utility costs) vs. hard dollars spent today. Sometimes land is so expensive, the only way to build is UP! Multi-story modular buildings are becoming more and more popular with clients needing modular classroom space and modular office space.

Five things to look for in a modular multi-story design:
1. Experience- Always look for a vendor such as Modular Solutions, ltd that has not only designed, but fabricated and installed a modular multi-story building.
2. Structural Integrity- Some companies are building wood frame multi-story structures, which is a choice- but is it the best choice. Explore your options
3. Practicality- Sometimes it is not really a cost advantage to take a very small structure to two stories. While it can certainly be designed and the space can be constructed, the feasibility of the total project size does not generate a cost-effective modular solution
4. Elevator & Stairs- An elevator is one of the main cost factors in a modular multi-story building. Consideration for location of egress and stairs and even using a "modular" elevator are all things to incorporate into your modular multi-story project. Correctly designing stairs & landings allow a decorative and creative embellishments to a project. Incorrect design can be a safety hazard, make sure you talk through this aspect.

5. Final Finishes- When you have a multi-story modular facility safety precautions such as guard rails, and fire safety have to be incorporated into the design. Another consideration has typically been posting or roof load support. Most meeting rooms need clear vision in the entire room. Should we use BIM in our modular design phase?

What is BIM? Building Information Modeling. Building Information Modeling helps communication with all phases of the construction process "see" in real time what the building will be like in the end. Helping avoid conflicts with ductwork & fire sprinkler heads or fire walls running in the way of ductwork as examples. By having the entire building in a 3D or 4D program all of the designers and trades can see any potential conflicts before the construction process begins.

Since modular buildings are constructed in independent sections and put together in the plant as "one" building, avoiding construction conflicts will help prevent costly "re-construction" or "do-overs" and keep your projects on schedule. This also helps with final finishes that will be installed on site such as downspout placement and porch opening locations.


By having the owner, architectural, fabrication, and construction team involved from inception and effectively communicating, each department can take ownership and ensure their part of the project will be successful.

Does modular construction provide a safer project site?

A safe work site is the responsibility of all prime and sub contractors and trades. Modular construction is inherently safer, because the site trades are limited. In many cases the modular buildings are delivered to site 90% complete. By having fewer trades on site dealing with the logistics and safety hazards prone to a construction site there is an obvious reduction in accidents.

When you choose your prefabrication company make sure they have a safety pamphlet like Modular Solutions, Ltd does. Look for a low EMR rate. Our team requires sub contractors & team members to attend safety talks, and be OSHA certified. Also make sure your vendor has proper insurance coverage for the subs and for all their team members.


Watching out for each other is the best way to make sure your project site is safe, and everyone on the site should keep an eye out for any unsafe site conditions, and have a zero tolerance policy.

Can my modular building get LEED certified?

What qualifies a building for LEED certification?
Any building alone can NOT be LEED certified. The goal with LEED is to certify an entire PROJECT. This means a modular building is no different than a traditional building in the eyes of LEED accredited professionals.
If you structure your project correctly you can actually get MORE points by using a modular building and having a higher recycle content, and other factors that make prefabricated construction more amenable to LEED professionals.

Can I get more efficient windows in my modular building

c) Water penetration resistance
d) Uniform load deflection test
e) Uniform load structural test
f) Forced-entry resistance (if applicable)

5 tips to a better mining industry prefabricated structure

The only thing constant in the mining industry is change! Understanding that staff needs, and team goals will flex on an almost daily basis is important in making long & short term space planning goals. Here are a few tips to help you decide on what is the best value for an ever changing industry.

1. DEFINE IF THE SPACE PLAN IS LONG TERM OR SHORT TERM: By understanding if you need a short term lease of space or if you would be better to purchase a custom building to meet the space needs is key to getting the best value. Frequently you can find a building in inventory to meet the needs, or if you have a specialized custom space need don't be willing to settle, know what you want and develop a solution along side your modular building vendor.

2. WHO IS THE END OCCUPANT OF THE SPACE: Keeping in mind there are line employees and there are executives on the team, and it takes everyone to make your team successful. Executive suites tend to have a little more luxury in the design and larger working spaces. Line workers are in the field and in the office so a mixed layout of structural upgrades and large open spaces are more common on this application.
3. WHERE IS THE NEW BUILDING GOING: While mines have lots of space, they are limited on useable space. Choose a space that is accessible to trucks and the prefabricated installation team. The more accessible your site, the lower the installation fees will be.

4. WILL THIS SPACE NEED GROW: When designing space it is better to have room to grow, or pick a "mod-flex" plan that can add more sections without excessive cost factor.

5. MAINTAIN YOUR BUDGET: When looking at a custom building it is easy to get overwhelmed by all the choices and want to include comfortable upgrades. What exterior finishes can my modular building have?

Considering a facelift to your existing modular building, or looking at getting a new addition? You have lots of exciting options available. Your decisions can be based on price point or blending in with the community, or on artistic architectural creativity.
PRICE POINT OPTIONS:
Finished sidings such as hardboard, or cement board make a great option because they can be finished in the plant and they can be less expensive cost factor.
LOW MAINTENANCE:
Sidings such as steel and vinyl in parts of the country are popular because they reduce the maintenance required to keep the siding attractive and have a fairly long life cycle.



SOUTHWEST CURB APPEAL:
In the southwest stucco and synthetic stucco are common. This look is fairly inexpensive and adds additional insulation value with the foam underlayment. With the new energy codes being adopted this is a great continuous wall finish.
VENEERS:
Natural veneers are attractive finishes. They are lightweight and add that classic touch that clients want to see in a building that would have been traditionally built. Many veneers can be installed in the plant, or on site.
NATURAL SIDINGS:
Cedar, log, stone, slate, board & batton....things found in nature are used for a final finish. Typically these finishes are combined with each other or with siding finishes to create a very artistic appearance.
