How To Write A Specification For A Modular Building

Modular buildings are just like traditional construction in that you have thousands of choices in every category of the modular construction process. You can choose which roof covering you want, what type and size of window, how many doors & windows, what quality grade of floor covering, how energy efficient to make the modular building, what "BRANDS" you want included....and so on, and so on, and so on!

As a manufacturer we specialize in "CUSTOM" construction so our clients can make educated decisions on the quality, life cycle, or value of a certain building component. Many manufacturing companies in the modular industry have built their empire on "BULK" purchasing. This means they make purchasing deals with certain vendors and limit the choices so that they can obtain a higher volume of purchasing level, which ultimately helps with value pricing. Commodity purchasing is great for the economy of a building, but does limit the choices you have as a consumer.
There are advantages and disadvantages of both the commodity, and custom manufacturing processes. Easy Sustainable Options For Your Modular Building

A Common question we are asked is can I get a modular building that will be more "green", and that is better for the environment. There are lots of little things you can incorporate into your modular building design that is better for the environment, green, reduces carbon footprint, and that will make a difference.

1. Design you building with 2 x 6 wall studs: Increase insulation, reduce energy consumption
2. Use a high efficiency mechanical system: Modular buildings can have more efficient units with higher seasonal energy efficient ratings (SEER)that will reduce the cost to cool you modular building.
3. Modular Building Placement: General common sense of placing windows and door facings when putting the modular building on the site will reduce heat conductivity
4. Sustainable Floor Covering: Choose a floor covering made from recycled bottles or bamboo. Make a conscience choice to select a product proven to be reducing carbon footprint
5. Use an alternative energy system (ie windmill or solar power) for energy generation to have a net zero design
6. The very essence of modular is "green"- A modular building is 100% recyclable and can be used at a new location any time during its life cycle or rebuilt to have a new life cycle

Can I Get Ceramic Tile Or Wood Floors In My Modular Building?

Many modular factories try to keep costs lower by offering limited selections of colors and finishes to their clients. While this way of building offers a little cost savings, most clients feel it is better to get what you really want when you are getting a custom designed and build modular building. We have been asked if modular buildings can have ceramic tile walls or floor covering. In most cases the answer is YES. The fun part is deciding which finish you want, and how much you want to spend in your budget. The choices are unlimited. The key to having a successful installation of wood flooring or ceramic tiles is in proper installation.

1. Choose a heavier floor decking the industry standard is 5/8" thick, and we suggest 3/4" or 1 1/8"
2. Use an underlayment such as wonder board or equal that lets the movement transfer as required
3. Trim and transition strips can be attractive and blend in, or basic know you have choices
4. Have your tile professionally cleaned and sealed, depending on what type you get (natural stone better not to seal)
5. Use proper cleaning instructions for water/steam/cleaning to ensure you do not over saturate your new flooring

Should I Choose Wood Or Concrete Siding For My Modular Building?

In the modular building industry many clients ask should they go with the traditional wood siding products or should they choose a newer yet still proven concrete panel siding. Both have advantages and disadvantages. When you are making this choice factors such as location ,use, climate, budget, desired look all have a play in your decision. Poor installation has been the culprit of "siding gone bad" on some occasions, so make sure you purchase from a reputable modular building company.


Advantages of hardboard sidings:
* Comes in taller sizes so you don't have to have a trim board at 8' if you want lower maintenance costs
* Can be easily painted, as required to keep appearance fresh and new
* Is readily available off the shelf, most often no lead times required
* Easy to replace if damaged by storm or accident
* Appearance is always the same, from year to year, batch to batch
* Affordable option

Disadvantages of hardboard sidings:
* Requires annual or semi-annual paint to look fresh
* Wood not good in wet or wood pecker climates
* Boring appearance, "trailer" feel

Advantages of cement sidings:
* Critter resistant- termites etc
* Fire resistant, not PROOF- but resistant
* Easy to paint and refresh appearance
* Have lap or stucco or smooth panels for variety
* Holds up well in wet climates

Disadvantages of cement sidings:
* More expensive than wood siding
* Brittle, requires substraight and wrap under material
* Sometimes long lead on projects & not always "shelf" ready in all locations
* Sometimes minimum quantities apply on orders, making it more expensive to fix a damaged panel
* NOT tongue & groove, joints sometimes separate or don't appear straight/level

Both are used equally weighted for various reasons. In the end you want to know you made the choice based on an educated decision process. Modular Building Exterior- Stucco

In the southwest many of the permanent or long term modular buildings opt to put stucco on the exterior of the building. But "stucco" is a very generic term and even when selecting this exterior look there are many options to consider for your best value:

1. How many insulation points will it add to the value of the project 1" of foam can typically add 7RPOINTS to your insulation value. The foam can be varied thickness to add better insulation value
2. How many layers are required. Some varieties have a single coat that is sprayed on, others have a base coat, scratch coat, and finish.
3. Schedule of project- Traditional stucco requires curing time to alleviate cracks or blistering. Make sure you allow for this or use a different application method that does not require this
4. Color Selection- Some stucco applications are painted and others have the color integrated into the mix. Decide how you will deal with patching, or vandal touch up etc.
5. Elastomaric finish is usually the preferred method with modular construction because it moves with the flex of the building
6. Final texture: There are several varieties of finish from light trowel, knockdown, spanish lace, aged, spray stone, etc. Deciding the final finish you prefer is a consideration.

When you are considering your final finishes ask for samples and get a firm idea of how your facility will look in the end so that your decisions are educated and informed. Generic terms like "stucco" have been open to interpretation so choose your industry terms carefully and do your homework.
