Reducing Our Carbon Footprint

At Modular Solutions, Ltd we know that it is important to not only teach our client how to have an environmentally friendly design and construction package, but to also include that in our company philosophy and our within our company culture.   Our corporate offices are made from 100% upcycle modular building components that would have ended up in a landfill if we had not taken them through the factory & reconstructed them for re-use.

Some of the great improvements we are making to reduce our own carbon footprint include:

  • LED interior lighting for lower energy consumption
  • HIGHER SEER or more efficient mechanical units, for lower energy consumption and longer life cycle of the mechanical units.
  • Adhesive ground covering to improve dust control
  • All exterior walls are 2 x 6 construction with recycle component insulation package
  • Sola-tubes to allow natural lighting inside without heat increase
  • Carpet Tiles for longer life cycle, and ease of replacement- resulting in only small portions being replaced instead of an entire facility of flooring ending up at the landfill
  • Low and NO VOC paint
  • Timely steel jambs ILO wood jambs for extended life cycle
  • Heavier gauge steel exterior doors, for extended life cycle
So many of the things our company just normally specifies is considered an upgrade or special order with other modular companies and construction companies.

Let our team help you design an environmentally friendly and green structure on your next space addition.

Modular Buildings For Public Transportation Systems

Modular Buildings For Public Transportation Facilities

Modular Solutions For Public Transportation Departments

Modular Solutions, Ltd provided a design build transit center for the Lake Havasu City Public Transit Department.

Their team was growing, and needed a permanent space to place the employees and a safe place to collect funds from clients that would come in to purchase tickets.

Modular Solutions, Ltd used permanent alternative construction for this project to make sure the building would blend in with the community, have LEED sustainable qualities, and be built with a 50+ year life cycle.

The employees now have a great locker room, a safe bullet resistant window to collect cash payments, and a facility that brings great savings on monthly operational costs.

Modular Building With Solar Power

Living in Arizona we have the perfect solution to alternative energy, most clients have sunshine and good weather over 300 days a year and are able to really get back their solar investment quickly. We do however service clients in areas that have sunshine only 65 days a year, and solar power on their modular buildings is not necessarily the best value and investment choice for alternative energy, and for the life cycle of the solar components.

Living green is a life style choice, and if you are an agency you are tasked with making your site projects LEED certified or accredited. Sometimes the cost of the components and the repay on the power grid are not sufficient. Some clients would have to keep the solar panels for over 50 years to see the benefits of the cost of the panels and the installation. Other clients make a small leap and only have solar water heaters or solar pool heaters. No matter what your goals are for the environment, they also have to make sense with your budget.

There are many choices you can make to go "green" and "sustainable" besides just the energy efficiencies that will reduce your carbon footprint. You can use recycled components (ie insulation, carpet) , you can ensure they have low or zero VOC content (ie paint and adhesives), you can choose products that are sustainable such as bamboo flooring, you can upgrade your lighting to LED lights or natural sola-tubes.

Let our design team help you select the best design standards for your location and construction vicinity. There is no universal answer, and by choosing construction professionals such as Modular Solutions you are able to discover & make effective choices based on what is the best for your available schedule, budget, and resources.

Permanent Alternative Construction-A Better Way To Build

When clients are looking at different methods of construction there are so many choices and each architect or consultant has their favorites for a variety of reasons. Today I wanted to share about Permanent Alternative Construction. When a client wants a building that is going to have an extended life cycle, and that is sustainable, and that reduces their carbon footprint, there are many choices. HOWEVER, when a client wants accomplish all of those things and wants to save months of construction overhead costs and be 100% recyclable- there is ONLY ONE method of construction and that is Permanent Alternative Construction (PAC)

Look at this recent case study of a project we provided for Lake Havasu City, Arizona. The transit department needed a building, had a set budget, and wanted the building to be energy efficient and sustainable.

Some great qualities that were designed into this design-build project:

* White reflective roof covering with extended life cycle
* Insulated stucco system, providing a more energy efficient R-Value, continuous building envelope
* Facings of the windows & doors on the site to take advantage of natural lighting
* Ergonomic interior design for flow and client seating and work stations
* Energy efficient mechanical systems that will save thousands in operational costs over the years
* Recycle content insulation and other components
* Low and NO VOC content components & product
* 100% Recycleable upon end of current user lifecycle

Box On Wheels, Isn't That What A Modular Building Is?

One comment that the modular industry hears frequently is "I don't want a trailer, it is just a box on wheels". Our goal is help you understand that while some companies in the modular industry still design and sell a "box-on-wheels" there is so much more available. Companies like Modular Solutions, LTD take pride in having an architectural staff, and building permanent structures that have 50+ year life cycles, and are sustainable and good for the environment.

I have been in the modular industry since the 80's and it has been great to see the pioneers in the industry that have built hotels, hospitals, military dormitories, and all types of permanent structures with great structural and aesthetic upgrades. Modular Solutions, Ltd has been a member of the modular building institute that showcases projects in our industry that push the envelope of creativity, and really take modular projects to a new level. There is no reason to settle, when you can have the very best.

Do Modular Buildings Have Safe VOC Levels?

A fairly new acronym in the construction and green industry is Volatile organic compounds (VOCs) They are organic chemicals that have a high vapor pressure at ordinary room temperature. Their high vapor pressure results from a low boiling point, which causes large numbers of molecules to evaporate or sublimate from the liquid or solid form of the compound and enter the surrounding air.

Where is VOC in a building?
VOC's usually come from things like paint, carpet glue, wall glue, cleaning solvents and other components within a building. VOCs can sometimes cause symptoms to those that are sensitive, including headaches and dizziness. The federal government has strictly regulated the levels that are considered allowable by each industry. For example, The federal government caps the VOC content in paint at 250 grams per liter (g/l) for flat finishes and 380 g/l for other finishes (low-luster, semigloss, etc.). This is the standard that many companies utilize. HOWEVER there are companies that have invested into developing NO VOC paints. You can find those in chain stores and on line.

How do we get low or no VOC?
VOC content is something that does not effect most of the population today because suppliers are making their formulas different to comply with federal guidelines, but you can specifically ask for a low or NO VOC content building and specify how and where you want that to occur. By doing your homework you can call out the brands and type of products you want in your modular building.
Look for the logos

What if we don't know what to choose?
By hiring a professional modular building company such as Modular Solutions, Ltd you can work with the design & preconstruction team to ensure you are getting an environmentally friendly and safe building.

What Does Life Cycle Mean?

Many architects and designers will work with clients and tell them they have designed a 50 year life cycle or a 100 year life cycle structure. Life cycle is just a combined review of the building structural and design elements by an experienced design professional and an assessment of the approximate useability term of the building. By looking at the type of building materials and building components the architect can help a client decide where to upgrade for a longer life cycle and where the upgraded expense may not pay for its self over the term of the building life cycle.

There are four main components that go into determining the life cycle of new modular construction:

1. The components that are used for the manufacturing
2. The costs and design criteria of the on site construction
3. The operational costs, maintenance, energy costs, repairs
4. The demolitions.......But in the case of modular construction our advantage is that the building can be relocated or reconstructed and is 100% recyclable.

Reduce Your Carbon Footprint, With A Solatube

With everyone wanting to be more "green" and building an environmentally friendly modular building we often asked what is a better way to light naturally without all the heat penetration from standard windows. Our solution has been to include "solatube" lighting. This is a name brand, I think their industry nomenclature is tubular daylight device. What ever you choose to call them, there are many great benefits.

1. No heat transference, sky lights and windows allow sunlight in-the design of this device only allows the light to bend through & into your space
2. These tubular daylights are so bright you can even turn off all lighting during the day & have a brightly lit room
3. With the flexible shape & design they can be placed almost anywhere in your modular building
4. Low maintenance & repair. Unlike traditional skylights that require motors and constant maintenance, when installed properly an annual inspection will show if you need any preventative maintenance.
5. Energy star endorses the "solatube" brand due to its proprietary bright lighting capacity, and light damper capacity
Their website is located at : http://www.solatube.com/commercial

Anything you can design into your modular building to reduce your carbon footprint is the great for the environment. This is an alternative that has been very successful in warm and sunny climates.

Easy Sustainable Options For Your Modular Building

A Common question we are asked is can I get a modular building that will be more "green", and that is better for the environment. There are lots of little things you can incorporate into your modular building design that is better for the environment, green, reduces carbon footprint, and that will make a difference.

1. Design you building with 2 x 6 wall studs: Increase insulation, reduce energy consumption
2. Use a high efficiency mechanical system: Modular buildings can have more efficient units with higher seasonal energy efficient ratings (SEER)that will reduce the cost to cool you modular building.
3. Modular Building Placement: General common sense of placing windows and door facings when putting the modular building on the site will reduce heat conductivity
4. Sustainable Floor Covering: Choose a floor covering made from recycled bottles or bamboo. Make a conscience choice to select a product proven to be reducing carbon footprint
5. Use an alternative energy system (ie windmill or solar power) for energy generation to have a net zero design
6. The very essence of modular is "green"- A modular building is 100% recyclable and can be used at a new location any time during its life cycle or rebuilt to have a new life cycle
