Of course all of this information is "TYPICAL" however it is good resource for anyone interested in purchasing a modular building, and will help you do your homework & see how the seller is licensed and what services they can legally provide.

* DEALER: A dealer buys and sells modular buildings from other people. Mostly "stock" units with industry standard finishes, some are licensed to install the buildings many only can sell modular buildings. Dealers are generally not licensed to do any site work.
* GENERAL CONTRACTOR: A general contractor hires a modular building company to build or fabricate the modular building and then provides the site work & finishes to complete the building. A general contractor does not usually do any design work or fabricate modular buildings. A general contractor does not usually have architectural services.
* CONSTRUCTION MANAGER: A construction manager is a logistics partner. They usually have some background in management of projects but are not usually licensed to handle any of the specific construction work. They typically get a percentage of the contract amount to oversee a general contractor, manufacturer, architect and dealer offering management advise along the way.
*ARCHITECT: An architect has to be licensed in the state they are drawing for. An architect can design the modular building, but sometimes is they are not aware of the special criteria it takes to design a modular building in sections and how to keep it affordable.
*MANUFACTURER: A modular building manufacturer usually sells to a dealer, or a general contractor. The manufacturers' responsibility stops at the factory door, and within the confines of the box. Sometimes when a wholesale manufacturer sells a building to a dealer there are gray areas that get overlooked or missed.

Is Modular Construction A Safer Work Site?

When it comes to modular "off-site" prefabricated construction as compared to traditional site built construction the answer according to OSHA and Dodge, and other reporting agencies the answer is USUALLY yes. In general our modular industry does an excellent job of completing a building 80-90% in the plant. This leaves very little to do on site when the building arrives and MUCH less chance for accidents or unsafe project sites.

That said, there are modular companies that are not as experienced in the site work aspects of a turnkey project, and have dangerous accidents or work related injuries. How do you know if the company you are hiring utilizes safe practices? Some tips for your review:

1. Check their EMR safety rating (if they don't have one or won't share, or don't know what that is- steer clear they may not be a good fit for a safety conscious organization.
2. Does the company have a designate site safety coordinator on their matrix and in reality. Site safety requires a team effort and an experienced leader.
3. Does the company have a safety pamphlet? If safety is important to you, ask for a copy to see what their practices are.
4. Does the company have regular safety training on site work hazards? Do they take the time to train new and existing employees how safety is every team members responsibility and that the organization should have a ZERO tolerance for safety infractions.

5. What is the scope of work on site? If there is minimal work on site, it might be worth looking a an unrated firm, however in our industry unsafe workers have seen accidents like being crushed under buildings by unsafe jack placement or lost fingers with power tools cutting skirting material. In the end it is critical to look at the big picture.
6. Do the employees undergo background checks for federal and school projects. This element is sometimes highly overlooked by owners, yet critical to a safe workplace for your employees.
7. Do the employees wear proper safety gear (ie goggles, gloves, vests, etc) OSHA has a list of equipment that should be worn by every employee and maintained by pride, free of defects.

Can Lumber Imperfections Effect My Modular Building? Tips to look for!

In the construction industry sometimes lumber is purchased and will set too long, or because it is a product of nature will be delivered to a project site with flaws. It is up to the integrity of the company to refuse the order or use it for nonstructural elements (like a disposable shipping walls). When the manufacturer or contractor decides to take a risk and use lumber that was once first quality and now has flaws you see construction quality impacted.

Manufacturing firms should have an open door policy so that you can inspect the construction of your modular building at any time during the construction phase. It is a team effort to ensure the highest quality leaves the modular manufacturing plant. So ask if you are allowed to tour your manufacturing facility before you make that final commitment.

Some tips for finding lumber flaws:

1. Look for bows twists or in general lumber that does not stack flat
2. Look for splits or knot holes
3. KD fir is a high quality lumber you can request, usually better quality
4. Is lumber full height original material for integrity or is it pieced together with left overs
5. Is lumber rated for use indicated (architectural plans will identify this)
6. You can also build using steel studs
