What Are Tie Downs?

A modular building sets on a foundation. If the building is not securely fastened down to the earth in some manner it can be blown off the foundation in high wind situations.
There are studies of modular homes and commercial modular buildings that had tie downs, setting next to those that did not have tie downs. The buildings with tie downs survived high winds and extreme weather with little or no damage while buildings with no tie downs were sometimes a pile of rubble.

There are several types of tie downs based on the ground soil conditions and the type of foundation you are using.

No matter how large or small your modular building is we recommend tie downs. In most states they are required as a part of the foundation engineering. Getting Ready For Monsoon

Monsoon season brings crazy weather and you need to be prepared if you are in a building or if you are getting a building installed. The monsoon weather is every extreme from small dust storms, to nightly lightning shows, to tornadoes, even summer wild fires, sink holes, and flooding heavy rain or hail storms. How do you prepare for it? A few good tips.

1. Make sure if you have shutters or storm windows they are functional and ready to be used.
2. If you are excavating a building "pit" for grade level set on new construction, berm the dirt on the sides, so the water does not fill in the building pad
3. If you are lightning strike zone check your lighting rods- Don't have any "get them installed"
4. High Winds: Look for loose roof nails or covering that is not attached well (ie shingles or rubberized) or patches to make sure they are sealed as well as possible
5. Driving Rains: Look for seal on trims & windows & doors - make sure they are caulked well & ready for the stroms
6. Dust Storms: Sometimes power outages are a result of high dust, make sure if you require power (ie hospital/law enforcement) your back up generators are fueled & maintained
7. Floods: Make sure your flood insurance is up to date

Some acts of nature are out of everyone's control, but looking ahead to stave off small or minor inconveniences you can extend the life cycle of your building against the ferocious monsoon season season storms.

Back To School Modular Building Safety Tips

Each year as kids head back to school in modular and portable classroom buildings there are instances of unsafe site conditions. Here are a few tips to keep your project site safer and keep the children and staff out of the nurses office with avoidable accidents:

( 5 ) Great tips for safety:

1. If you have wall mounted mechanical units that usually sit 4' - 5' off the ground implement safety plan:
* Build a cage or designer box around the mechanical units (pretty also)
* Put in pipe bollards painted yellow to warn pedestrian traffic of possible danger
* Pull your sidewalks and walkways away from the modular building a minimum of 3' to remove the pedestrian pathway away from the mechanical units

2. If you have a ramp, make sure there is no rust or broken sharp edges that can cut or hurt someone
2A. Do a preventative walk through of your ramp & stair attachments & make sure the railings are attached, the welds are tight, skid resistant material fresh coating.
3. If your doors swing "out" paint a circle on the sidewalks so kids and staff can visualize the swing radius
4. If you have traditional steel doors consider adding a "view lite" small window so when opening a door you can see oncoming pedestrian traffic
5. Of course, the traditional fire alarm,fire sprinkler, & extinguisher equipment need to pass annual inspections

Are Bars Safe?

Security is always an issue with any office facility. If you are rural you face weekend or passer by traffic stopping in to see what they can "borrow", if you are in a busy city you face the crime rates that goes along with being in a metropolitan area. One thing our clients are concerned about is what if they can not get out of a modular building in an emergency?

The key to security both internal and external is "DESIGN". Do not buy security bars from a vendor that will make your new facility look like a prison. We have found that there is an entire art to this industry. We work with one vendor , Desert Ornamental Artistry, and the reason we enjoy working with them is that they always provide decorative and creative solutions meeting the security aspects of a project without looking boring and common.

Some quick tips for design safety:
1. If you are getting an ornamental gate, have the door swing OUT. Safer for the occupant of a facility
2. If you are ordering security bars, make sure they have a "quick-release". This will release the bars in the
event of an internal safety issue such as fire or intruder.
3. Design your windows or at least one on a hallway large enough to use as an "egress" in an emergency. Small 12" tall windows are great for energy design,
but are not necessarily the best choice in an intruder situation.

4. Build your design creatively. Know that you have choices in the way the bars appear,
and how they are hung. You are not limited to vertical bars with mesh backing unless budget is your only concern.'

While the modular building industry is built "off-site", it is identical to site construction. The goal is to accelerate the schedule and manage sub contractors on site to meet or beat a project schedule. Here are a few reasons why it is great to have a project manager and site superintendent on your modular building projects.

1. A safe site: Site managers watch for safety violations and make sure no accidental injuries or death happen on your project site.
2. Off-site quality control: Since you can not be at the factory every day, watching each phase of the modular building construction it is reassuring to know that you have a site manager and project manager that are watching the quality and code compliance of your modular building. Nothing is more disappointing than having to wait on-site while a modular building is being "fixed" to meet the specification and criteria you ordered. How Do I Make My Modular Building Workplace Safer? (5) great tips

Whether you are in a site built or modular building the safety of employees is a great concern. We have some great general tips that will help encourage employees that your organization is doing everything they can to offer a safer work place environment no matter what the external existing conditions might be.

1. Trim back all hedges and landscape. If there are no hiding places employees can get to vehicles safely and know they are visible.
2. Have great exterior lighting. Whether that is parking lot lighting on a pole, or wall sconces mounted to the modular building, light will help divert criminal activity to a different location.
3. Fences and gates should have lighting. If possible have an automatic gate system. This way an employee does not have to exit their vehicle after leaving the modular building.
4. Employees in remote areas can arm their modular building with a security alarm feature. This can be set off in emergencies to divert criminal activity, making your employees feel more confident.
5. Open the floor to suggestions, have a wall box on your modular building or in staff meeting to allow staff to make suggestions for a safer workplace environment.

How Can I Make My Mobile Office Safer (5) Tips

Modular Building Safety Tips, Six Easy Modular Solutions

Modular buildings are just like traditional buildings and have items that you should watch out for to ensure your staff and team and the modular building occupants are safe while occupying the modular building. We have a few simple tips to look for that will help you keep a safe & healthy working environment.

1. Mini blind inspections. Look for rough edges, broken wands, string hung in dangerous manner. Keep employees free from cuts, rope burns, or if children occupy strangulation.
2. Check the water drains in the sinks. Make sure no leaking on the floor, avoid slips and accidental damages
3. Check your hot water temperature. Make sure employees don't accidentally get too hot water and get burns
4. inspect flooring. Worn flooring loose treads trip hazard, worn threads can catch heels, worn edges can trip an employee.
5. Inspect your outlets at least once a year. Make sure they are all functioning and working well (avoid possible shock hazards)
6. If you have an ADA ramp to enter into the modular building, check the treads & stairs & handrails. Make a physical inspection for lose nails, splinters, steel exposed edges, rust, anything that might be a hazard to your employees should be taken care of.

Is Modular Construction A Safer Work Site?

When it comes to modular "off-site" prefabricated construction as compared to traditional site built construction the answer according to OSHA and Dodge, and other reporting agencies the answer is USUALLY yes. In general our modular industry does an excellent job of completing a building 80-90% in the plant. This leaves very little to do on site when the building arrives and MUCH less chance for accidents or unsafe project sites.

That said, there are modular companies that are not as experienced in the site work aspects of a turnkey project, and have dangerous accidents or work related injuries. How do you know if the company you are hiring utilizes safe practices? Some tips for your review:

1. Check their EMR safety rating (if they don't have one or won't share, or don't know what that is- steer clear they may not be a good fit for a safety conscious organization.
2. Does the company have a designate site safety coordinator on their matrix and in reality. Site safety requires a team effort and an experienced leader.
3. Does the company have a safety pamphlet? If safety is important to you, ask for a copy to see what their practices are.
4. Does the company have regular safety training on site work hazards? Do they take the time to train new and existing employees how safety is every team members responsibility and that the organization should have a ZERO tolerance for safety infractions.

5. What is the scope of work on site? If there is minimal work on site, it might be worth looking a an unrated firm, however in our industry unsafe workers have seen accidents like being crushed under buildings by unsafe jack placement or lost fingers with power tools cutting skirting material. In the end it is critical to look at the big picture.
6. Do the employees undergo background checks for federal and school projects. This element is sometimes highly overlooked by owners, yet critical to a safe workplace for your employees.
7. Do the employees wear proper safety gear (ie goggles, gloves, vests, etc) OSHA has a list of equipment that should be worn by every employee and maintained by pride, free of defects.

In many cases the modular buildings are delivered to site 90% complete.
