Employee Housing, How To Keep It Affordable Five Easy Tips

You have a school district or clinic 50 miles from the next closest town, and all the surrounding land is federal or tribal so the question arises- Where will our employees live?

How can we keep our employees local and give them good living facilities - the answer is easy!
Build modular housing.

The oil and gas & railroad industries have been building remote housing and recreational facilities for their employees for years. The difference between those industries and education or medical housing is that a large majority of educational and medical staff are married with children. The old "bunkhouse" mentality does not work for this type of employee housing. A general study has proven that absenteeism and job hopping has been lowered by having affordable and attractive housing available on site for the employees.

FIVE EASY TIPS:
1. Keep the housing near the clinic or school. By using existing infrastructure you can keep the costs lower and employees will be minutes from work.
2. Design multiple plans. By accommodating 1,2,&3 br footprints you are able to save space when a smaller family is hired and have ample room for larger families. Some of our clients even choose single family homes so if a really large family moves in they can have sufficient space.
3. Don't be afraid to "GO-UP". Multistory facilities can save land use if you are in an area where available space is tight.
4. Keep it simple. When you choose prefabricated, try to find "existing" plans to work with. Sometimes creating custom or special order plans are fun, but can cost more money than choosing designs that have worked for other employee housing locations.
5. Build housing that is sustainable, green and that has extended life cycle. An employee looks at the total cost to stay, and high utility bills are a contributing factor. By designing smart and helping the environment you will build a community that will last and be attractive for many generations to come.

Modular Employee Camps, A great place to stay

Employees that are required to work in a very rural or remote area deserve the same comforts of home. Industries such as the gas and oil, and park services have found if you provide a welcoming employee living space they will stay and work efficiently for the company.
Modular solutions for employee housing have a wide range of options. RV type temporary units, Single or double wide bunk units, large rows like a dorm or barrack facility. Each offering restroom and laundry facilities. Commonly there is also a kitchen or kitchen services available since the nearest convenience store can be hundreds of miles away.

Offering a day room or a place to hang out is a great way for team bonding. The goal is to have a safe & warm place to sleep with some privacy and a place to store personal possessions.
If the budget allows plan for the following spaces:
1. Sleeping quarters
2. Laundry & Restroom/Shower facilities
3. Recreation Rooms
4. Kitchen or Food Service Halls

Studies have shown the key to a successful company is having productive and happy employees. It all starts with a good nights sleep, and the basic comforts of home life.

5 tips to a better mining industry prefabricated structure

The only thing constant in the mining industry is change! Understanding that staff needs, and team goals will flex on an almost daily basis is important in making long & short term space planning goals. Here are a few tips to help you decide on what is the best value for an ever changing industry.

1. DEFINE IF THE SPACE PLAN IS LONG TERM OR SHORT TERM: By understanding if you need a short term lease of space or if you would be better to purchase a custom building to meet the space needs is key to getting the best value. Frequently you can find a building in inventory to meet the needs, or if you have a specialized custom space need don't be willing to settle, know what you want and develop a solution along side your modular building vendor.

2. WHO IS THE END OCCUPANT OF THE SPACE: Keeping in mind there are line employees and there are executives on the team, and it takes everyone to make your team successful. Executive suites tend to have a little more luxury in the design and larger working spaces. Line workers are in the field and in the office so a mixed layout of structural upgrades and large open spaces are more common on this application.
3. WHERE IS THE NEW BUILDING GOING: While mines have lots of space, they are limited on useable space. Choose a space that is accessible to trucks and the prefabricated installation team. The more accessible your site, the lower the installation fees will be.

4. WILL THIS SPACE NEED GROW: When designing space it is better to have room to grow, or pick a "mod-flex" plan that can add more sections without excessive cost factor.

5. MAINTAIN YOUR BUDGET: When looking at a custom building it is easy to get overwhelmed by all the choices and want to include comfortable upgrades. Make sure you have a budget goal in mind and work closely with the preconstruction team to make sure you get sensible upgrades like better insulation values and windows, that will lower your monthly operations budget as well as keep your lease or purchase price of the new modular building within budget.

Let the professional design-build team at Modular Solutions, Ltd help you assess your space planning goals, and establish a list of priorities to stay on budget.
