Modular Building In Arizona
We have a factory in Arizona, and often we are asked what is required to put a modular building in any location in Arizona. There are a few key steps to follow to make sure you get your modular building designed, and properly coded to be placed in any city or county in Arizona.
- Check with the local zoning office and see what the roof snow load is- Cold country has harsher regulations for roof snow load and insulation values.
- Check the lay of the land. ADA requirements are one of the challenges we see on undeveloped land sites. Some extensive grading may be required and that can really add to the cost of your project quickly.
- See if there is an HOA in the area. Sometimes local zoning or HOA will require very specific aesthetic finishes which will effect the design criteria and cost of your project
- When do you need the modular building? It can sometimes take 90 days to six months to get through the local zoning office for approvals of a modular or site built project.

Deck UP Your Mobile Office
Modular buildings have a reputation for being "spongey" or having floor movement. This is common in "industry-standard" units that build to meet the code. If you are steering away from a modular building because you don't like the way the floors feel, learn more about the sub floor or "DECKING".

Project Manager, For A Modular Project?
Many clients start learning about modular construction and have the misconception that because the project is a "modular" you just fill in some blanks on a specification form and your modular building arrives complete & ready to move into in 60 days. UNFORTUNATELY, this is far from reality. Modular construction has many moving parts and is infact more difficult to manage than a traditional site built project because things happen so rapidly.
If you hire a modular company one key to the success of the project will be if they have a site superintendent to oversee what happens on site and if they have a project manager to ensure the building is constructed correctly and the schedule coordination with site efforts is seamless.
What does a project manager do?
1. Over see initial plans to ensure they meet codes, and follow the clients expectations. Reviewing the plans with the client during every phase to offer helpful suggestions for successful design.
2. Create a master schedule for sub contractors and the general contracting part of the team to follow and comply with
3. Communicate all aspects of the project with the client, team members, site and factory team, local jurisdiction, state jurisdiction, and anyone who needs to know.
4. Has extensive history & relationship with subs and jurisdictions to keep the project on task, on budget, and on schedule.
5. Ensures the sub contracting team is licensed, bonded, insured, capable, has capacity & experience and is a good match for the job.....NOT just low bid!
6. Facilitates all permits, approvals, inspections, required with the site and the modular building.
7. Quality Control, at every turn and every aspect.

Every mobile office used for standard business practices needs to be ADA accessible. Frequently we are asked what is ADA, and how do we comply?
A typical mobile office sets 30" - 36" high off the ground if you have not excavated the site & made arrangements for a "grade-level" installation.
Ramps & stairs are pretty easy to get in place. We have several vendors across the USA that build "prefabricated" ramps & stairs, taking the guess work out!
We measure the threshold height, and in general you have 1' (one foot) of ramp for ever 1" (one inch) high 1:12 ratio. When a ramp hits 30' long in needs a intermediate landing which can cost money, so the best value is to set your threshold 30" or less.
Our ramp companies will custom design the ramp "pieces" and make sure it complies with federal ADA guidelines and our clients pass all inspections.

When you are starting a project there are so many things to consider on how to get to the end of the goal which is more space. The best way to make sure you don't over build or under build your new modular building is to have a space plan in place. The reason this is critical is it helps you develop current and future space goals and function and flow on paper before you spend any money on architectural design and re-design.

What Occupancy Is My Modular Building?
Modular buildings are the same as traditional construction when it comes to occupancy & use. Each type of facility can have multiple uses in the same building. Example a church or "A" assembly may have a school during the week and have "E" classrooms incorporated into the design. Any architectural design firm will tell you the importance is in the proper naming and function of the room and space.
This little cheat sheet will help you see what the general guidelines are for occupancy and use of your new modular building. By identifying areas that might be mixed occupancy or require fire separations, it is always great to meet with your design team during preconstruction and make sure we are incorporating the best flow & use of the facility.
Sometimes a wrong name on a room can be an expensive error.
