Modular buildings are traditionally finished with "wood" siding or "cement-panel" siding, because they are a great value option. The materials are purchased on a bulk quantity basis, and are shelf ready; meaning you can get them anywhere, anytime.
There are however some really fun and different exterior finishes available if you have the funds for your permanent modular building or if you just really want to make a statement with your temporary modular sales office or facility. Let your imagination go wild and explore a combination of textures and finishes to have an architectural wonder when your new modular facililty is completed.
What is considered the "norm" in certain parts of the USA, is considered unattractive or unfit for other parts of the USA. For example in the dry southwest climates you see a huge percentage of modular buildings being finished with a stucco exterior; In the mid west steel siding if very popular; In the northeast brick veneers are common place. Some of the choices are impacted by weather, others are impacted by historical architectural elements, and still others are a matter of controlling life cycle costing.
Choosing an exterior finish for your new modular building is limitless, as long as you choose an experienced modular building manufacturer that understands there are choices, and has the experience to successfully complete those finishes for your organization.

Deck UP Your Mobile Office
Modular buildings have a reputation for being "spongey" or having floor movement. This is common in "industry-standard" units that build to meet the code. If you are steering away from a modular building because you don't like the way the floors feel, learn more about the sub floor or "DECKING".
A great solution is to just upgrade the thickness of the sub floor and you will see huge results. Our classroom modular buildings are typically 1 1/8" thick and this holds up to the daily traffic of children with stupendous results.
If you are looking for a short term or long term space solution it is great to have a stable floor underfoot. Clients looking for a permanent space solution will choose the concrete floor modular buildings and know they have selected a 50 year+ life cycle option. Architects will generally suggest you consider this in your total budget.
Since the cost of materials goes up with each grade of OSB or Plywood selected budget is often a concern, but once you feel the difference underfoot, you know you have made the right choice.
If you are not sure take a stroll through your local hardware store and look at the different decking materials, by seeing and feeling the difference you can have a complete understanding of the variables in quality and life cycle.

Whisper, or upgrade your doors? Mobile Office Interior Doors
Have you ever been in an office and even with the door closed you can hear everything? There is a fix for that lets look at some options!
Industry standard doors are hollow core, and made out of a prefinished wood and get painted or have a veneer on them. While this type of door is inexpensive, it is hollow and sound can transfer under the door and through the door.
WHAT DOOR TO CHOOSE?
If you are looking for a door that will hold up for commercial traffic and will cut back on sound transmission, look at a solid core door in a steel jamb. The hinges are heavier duty, the jamb will last longer and the doors look great. A stained door slab is very attractive and will always give you a long life cycle. If you are just looking for function a very popular option is a veneer door. They come fire rated and hollow core. The cost is less expensive the life cycle shorter.
No Matter which doors you choose know that you have options, and there are "values" for quantity buying industry standards, and there are "values" for doors that will offer extended lifecycle and lower maintenance. Identify if security and other issues are a concern and start to narrow down your choices.

Lower your modular building utility bills, ITS EASY!
How many times do you go the the mailbox and go "agghh" when you see the envelope from the local utility company? If you plan a little we have a few tips that can help you keep your bills lower without changing your consumption habits.
TIPS FOR KEEPING THE SUN OUT:
1. If you are just getting started consider passive solar options. In passive solar building design, windows, walls, and floors are made to collect, store, and distribute solar energy in the form of heat in the winter and reject solar heat in the summer. This is called passive solar design or climatic design because, unlike active solar heating systems, it doesn't involve the use of mechanical and electrical devices.
2. Plant wisely, trees bushes and other landscape can block the sun and help cool down your structure
3. Exterior and interior shutters, help keep bills lower by blocking OUT the sun
4. Mini blinds, even a simple mini blind can make a little difference
5. Awnings & porches strategically placed to capture and block sun at prime times
Contact our experts for more tips and involve us in the early stages so our preconstruction team can design wisely!

Project Manager, For A Modular Project?
Many clients start learning about modular construction and have the misconception that because the project is a "modular" you just fill in some blanks on a specification form and your modular building arrives complete & ready to move into in 60 days. UNFORTUNATELY, this is far from reality. Modular construction has many moving parts and is infact more difficult to manage than a traditional site built project because things happen so rapidly.
If you hire a modular company one key to the success of the project will be if they have a site superintendent to oversee what happens on site and if they have a project manager to ensure the building is constructed correctly and the schedule coordination with site efforts is seamless.
What does a project manager do?
1. Over see initial plans to ensure they meet codes, and follow the clients expectations. Reviewing the plans with the client during every phase to offer helpful suggestions for successful design.
2. Create a master schedule for sub contractors and the general contracting part of the team to follow and comply with
3. Communicate all aspects of the project with the client, team members, site and factory team, local jurisdiction, state jurisdiction, and anyone who needs to know.
4. Has extensive history & relationship with subs and jurisdictions to keep the project on task, on budget, and on schedule.
5. Ensures the sub contracting team is licensed, bonded, insured, capable, has capacity & experience and is a good match for the job.....NOT just low bid!
6. Facilitates all permits, approvals, inspections, required with the site and the modular building.
7. Quality Control, at every turn and every aspect.
8. Has the best interest of our clients in mind. Our Project Managers always look out for the client and make sure they get what they have paid for- no short cuts allowed!
9. SAFETY! The project manager and the site manager put safety FIRST. Construction is very dangerous and has many hazards, Our Project and site managers are OSHA 30 certified.
10. Warranty. Since the project manager has been involved with the project since inception, the project manager is great at facilitating any warranty concerns or issues
so now, Do you tackle all of these tasks yourself and purchase from a trailer leasing company, or do you hire a DESIGN-BUILD firm that takes care of you from start to finish, and more!

Steel Siding For A Modular Building, The Pros & Cons
Steel Siding is great on a modular building with its' low maintenance qualities, however with the new energy codes being adopted across the USA you may want to make some careful considerations regarding this option.
PROS:
1. Steel Siding is low maintenance
2. Steel Siding is pretty "off-the-shelf" for standard product lines & colors
3. Steel Siding is an attractive finish
4. Steel Siding has an extended life cycle
CONS:
1. With the new energy code you have to purchase more expensive special order insulated panels to meet the code in many cases
2. You may have to omit windows and other options to comply
3. If you purchase certain materials you have visible fastening heads
4. Color choices are limited in "reflective" qualities for better efficiency and energy code compliance
5. Other finishes are more cost-effective to purchase and install
All in all the siding industry is a strong choice, we encourage our clients to review the homework before making that purchasing decision.

Modular Building, Developing A Space Plan
When you are starting a project there are so many things to consider on how to get to the end of the goal which is more space. The best way to make sure you don't over build or under build your new modular building is to have a space plan in place. The reason this is critical is it helps you develop current and future space goals and function and flow on paper before you spend any money on architectural design and re-design.
At Modular Solutions, Ltd our team has a proprietary space planning guide that helps our clients develop realistic space planning goals based on function, flow, and feasibility. It would be great to have a 600 sq ft office for each employee, but that is not usually a practical or feasible solution.
TIPS FOR SPACE PLANNING:
1. How will the space(s) be used, what type of function
2. Who will occupy the modular building
3. How many hours a day will the new modular be occupied
4. Placement of spaces (who needs to be next to who for ease of doing business)
5. Specialty areas...are there any special construction needs in your facility
6. Storage spaces for janitorial, records, materials, etc
7. Conference & training rooms as meetings are an inevitable part of doing business
8. Break room, will you need a place to eat/prepare food maybe even a full service kitchen
This is just a brief glance at the things you should walk through during the preconstruction phase of your modular building project. Contact our team to get a full project assessment and help you plan for function, flow, and feasibility.

Purchasing A Modular Building, Making It Through The Maze
When you start to look at all the options and the variable price range on purchasing a new modular building it can be very overwhelming. There are so many choices, and options, and every option you select can effect the price or the requirements on several other options.
QUICK TIPS TO BUYING A BETTER MODULAR BUILDING:
1. Always ask if a substitution will impact the quality (ie a thinner metal gauge, or a packaged door ilo of a real wood door)
2. Ask to see samples of the options-See first hand why or why not the substitution is a good choice
3. Look on the suppliers website. See if they are a strong and viable choice
4. Compare your bid exactly the same, then look at options
5. Are the components meant for commercial modular construction or are you getting residential grade materials
6. Are there any long lead decisions that will impact your schedule of the modular building installation
The goal in the end is to have a quality modular building that will last the same life cycle as a traditional site built structure. When you are investing in a major capital item such as a modular building you want a facility that will endure the test of time, weather, and use.

Need to lease a mobile office? Consider your options!
Mobile office buildings are carried "in-stock", and available for short term or temporary space needs. When you are planning your space goals, you should also make sure you consider the long term goals so your company or organization does not spend alot of money on unrecoverable costs.
Great tips to consider when planning on a mobile office lease:
1. What money will be spent on drawings, plans , approvals for a short term fix? Is it better to wait a few more months and just put in your permanent modular building location?
2. What money will be spent on getting utility connections & fire sprinklers or life safety to the site? If the temporary location is near connections this makes great sense. If the connections are far away sometimes a lease can be cost prohibitive.
3. How much time will it really take to get the permits? Many agencies treat a temporary lease like a standard permanent addition, and require full document submittals and review process. This can add months onto a project schedule.
4. Evaluate if this is really a short term fix. There are other options such as lease to own or lease purchase that can add value to the purchase price should you choose to buy the modular building or keep it on site longer than expected.
What other options are there?
Lease with option: This has value of lease payments applied toward the purchase price "prestated" so you know your purchase price at any given time
Lease to own: Typically written as a "lease" with rights to purchase for $1.00 upon fulfillment of lease terms and conditions. Both of the above also have tax benefits in most states.

Is your Modular Vendor a GSA Contract Holder?
What are the benefits of choosing a modular vendor that holds a GSA contract?
In the federal and educational industries studies have proven GSA vendors provide a better value than traditional design/bid/build methods of procurement.
Tips for selecting a GSA modular vendor:
1. Past Performance, experience- take the time to check their references.
2. How long have they been in business? Companies with a long record of successful performance are frequently a better choice than someone who is a start up or newer organization or new teams with less than five years in business.
3. Do they have sufficient bonding? Make sure your project costs & scope are covered within the bonding capacity limits of the company.
4. Will they dedicate the staffing and team members required to have a successful modular building project. This should include a preconstruction team, a project manager, a site manager, and key employees based on the scope.

What Color Should My Modular Building Be?
COLOR.....it is often one of the most personal preferences any client can apply to a project. Too bold and the neighbors complain, too light and you are painting and power washing every year. What is the perfect balance of not too bland...not to charismatic?
While colors for a modular building are often determined by the local CCR (zoning board), where you can get options from a fan deck that allows (4) flavors of tan there are also unlimited options available which can become overwhelming.
Architectural design teams have "families" of colors to help you design the perfect match and blend of colors that will enhance the community and accomplish your color objectives successfully.
TIPS FOR CHOOSING COLOR PALLETTE:
1. Choose what you like, and see it in a BIM or colored elevation and color board so the entire project can be visualized
2. Don't be afraid of color, sometimes a great pop of green, or bold red can really make the difference
3. Natural textures and colors are always a safe bet, with lots of choices in that color family
4. Experiment your color choices, and in the end if it is just paint, you can always "do-over".

Modular Buildings, know your snow load!
This time of year we are faced with huge storms all over the country. One of the biggest misconceptions about modular buildings is that they can not withstand heavy snow loads. When you work with an experienced preconstruction team they can ensure your construction design will work in the heaviest snow & driving wind conditions.
Blowing winds, ice dams, and setting snow are all factors that contribute to roof load failures. By making visits to your local site and incorporating actual data, not just charts from a book a capable modular building designer will incorporate site specific data that implements a safer modular building design.

Modular Kitchen, On the move!
After a weekend of holiday feasting kitchens are on our minds. Did you know that you can have a commercial kitchen with all the amenities in a modular building? A modular kitchen and cafeteria are great space solutions for rural areas that need a modular diner, or a school that needs more modular cafeteria space, or disaster relief in areas hit by natural disaster.A few hints for getting everything you need in a commercial modular kitchen design:
1. Find a vendor with kitchen design experience, commercial kitchens have to meet logical space flow patterns and meet health code requirements, and OSHA safety requirements
2. Get a conceptual design, and run it by all the inspection parties to make sure you don't have to "do-over" a design deficiency
3. If timing is critical, get a firm written schedule. Nothing worse than opening months late......with excuses from a vendor that is invested in your critical path schedules from the onset
4. Consider growth. If you think your diner or cafeteria will need more space plan to use flexible modular sections that can easily add more space as you continue to grow, allowing for more revenue and better community service
Some Design Considerations:
1. Consider clearspan steel construction in your modular dining area, so that you do not have to work tables around post locations and you have clear viewing access of the entire room
2. Create a spacious area for restrooms, away from main traffic
3. A modular design can have high ceilings for a more open feel, ask how to get this incorporated into your new modular space
4. Design your new modular building to meet the theme of your restaurant, successful establishments will share that the theme and ambiance can be the critical factor in revenues
5. Know what you want, and don't settle. Innovative modular companies will be able to design and build any type of kitchen and dining facility you want, when they are involved in the early planning stages.

Modular Employee Camps, A great place to stay
Employees that are required to work in a very rural or remote area deserve the same comforts of home. Industries such as the gas and oil, and park services have found if you provide a welcoming employee living space they will stay and work efficiently for the company.
Modular solutions for employee housing have a wide range of options. RV type temporary units, Single or double wide bunk units, large rows like a dorm or barrack facility. Each offering restroom and laundry facilities. Commonly there is also a kitchen or kitchen services available since the nearest convenience store can be hundreds of miles away.
Offering a day room or a place to hang out is a great way for team bonding. The goal is to have a safe & warm place to sleep with some privacy and a place to store personal possessions. If the budget allows plan for the following spaces:
1. Sleeping quarters
2. Laundry & Restroom/Shower facilities
3. Recreation Rooms
4. Kitchen or Food Service Halls
Studies have shown the key to a successful company is having productive and happy employees. It all starts with a good nights sleep, and the basic comforts of home life.

Modular Homes, what does that mean?
Confused about what is a modular home or a manufactured or mobile home, or a custom IRC home? You are not alone. Our modular industry tends to use all of those words with clients and each company has a versatile meaning as to what the difference is.
A modular home from the outside can look like a mobile home, but have thousands of $$'s in structural upgrades you will never see. And transversely a mobile home can have lots of "fluff" on the outside and still just be a mobile or manufactured home.
This is an IRC duplex home. Traditional siding, architectural shingles, why is this one different? It is in what you don't see, the structural package and design. There are energy code upgrades, all the appliances are energy star, the windows are energy star, the floor system is substantially heavier, the stud framing is 2 x 6, the roof has upgraded trusses and insulation system....It sets on a permanent foundation system.
The definition in most jurisdictions is in the "code" approval IRC or HUD, and in the foundation system. If you have a permanent foundation system, most jurisdictions will call the home a modular home. It is usually easier to find financing for a IRC or Modular home than a manufactured home that can be moved away in the night. In the end what you want is a durable and well built structure that meets your individual needs, and falls within your budget. It will be your decision to look at a long term investment such as energy efficient design (saving $$s on monthly utility costs) vs. hard dollars spent today. To learn more about the differences contact our professional team at (800) 441-8577 x 1
