Portable classrooms are a great solution for temporary classrooms and district growth. There are several reasons for a portable classroom building to be utilized.  Some schools have grown too fast to keep up with a short term population burst, or some schools have made it through a tragic storm or natural disaster, while others just need a short term fix during a remodel or renovation phase at the school.

Tips on ordering portable classroom buildings:

• As a board or community acknowledge how long the need will be.  If it will take longer than two years to catch up with your space goals it may be better to consider a permanent modular solution and still get your buildings quickly.
• Define how large you want  your classroom size to be.  Portable classrooms can be as small as 500 Sq. Ft, or As Large as 1,000 Sq. Ft. - depending on the local modular companies inventory.  At Modular Solutions, Ltd our portable classroom buildings typically range between 700-900 Sq.Ft. so you can accommodate 20 - 30 children.
• Think about access to restrooms.  Do you want a portable classroom building with restrooms or without.  At Modular Solutions, Ltd we make both types.
• Look at utility locations.  Some sites may be convenient, but may be too far away from all of the utility connections to make a portable building a value option.  Our representatives will always offer a free site consultation to help you evaluate the best location for your portable classroom buildings.
• Ensure ADA egress is correct.  If you keep your portable classroom above the ground you will be 30" to 36" above the existing grade, this will require a ramp.  You can also excavate out the grade and backfill, however in many jurisdictions this requires special permits and approvals.

Permits For A Modular Building?

One question we are frequently asked is Do I really have to get a permit for my temporary modular building? In most cases the answer is YES.

Many states and local agencies across the USA have updated their code requirements and are even adding special clarifications when you choose to get a temporary modular building. The new laws suggest or require that the building must meet the current local building code. (IBC is the current building code, which year they have adopted and are using is the key). The great thing is that some jurisdictions have a special permit for temporary modular structures, but with that convenience comes a stipulation on how long you can keep it on the site. Below are a few key questions to consider before you place an order for your temporary modular building or before you buy one on line that you can not give back.

1. Who is the jurisdiction for approvals (local, state, or federal)
2. Is there a time restriction on how long this modular can stay on my site
3. How long will it take, and what documents will you require to get a permit
4. Are there any special code requirements for your area that we need to know about
5. Ask for a preconstruction meeting. They are usually free, and save lots of time during the learning curve is you are attempting to do it all on your own

Time To Move Your Modular Building? (5) Tips To Consider

Many clients only need a modular building as a temporary swing space resource. The great thing about modular buildings is they are relocateable. When you are using space as a temporary fill until you move to your new location or you need seasonal space you can move the modular building in & out or relocate it without losing your investment. We recently worked with a firm that needed a facility that was very custom and they needed the building for six months.....howerver, they to have this facility nationwide at various branch locations and could not afford to customize a "temporary" facility that many times. SOLUTION...... We constructed the building for them with multiple state approvals and tags, and they can move the "prototype" facility around from location to location and have the perfect building solution and save time & money!

some tips to consider when thinking about moving your modular building:
1. If you are moving within the state see who has jurisdiction for at the new location to make sure your existing modular building will work, without special considerations
2. If you are moving but the site will not be ready, make sure to plastic the building up and water tight it so you will not face any storm damage or weather issues
3. If you need to grow, just ask about "flex-space" modular sections. We can build & add to any existing modular structure
4. Decide if you want a temporary or permanent foundation system. A permanent foundation system is more expensive to install at the new location & remove from the prior site
5. Blend in! Each time you go into a new community you want to feel like you have always been there. Choose siding finishes that will blend in with any community well

How Long Does It Take To Install A Modular Building?

Modular Buildings have different uses. Depending on what the use and size of the building are depends on how long it takes to install a modular building.

Common uses:
Temporary construction trailer: One day or leess
Multi-section modular buildings for temporary use:one day per section
Permanent Modular Construction:
Usually set with a crane, and requires finishes on site (ie stucco, mechanical,floor coverings, etc) Allow 1 Week Per section for this type of use. This includes finishing all the architectural embellishments and move in ready. There are usually additional inspections required for this type of facility as well.

The fun part is watching a complete modular building be ready to occupy in a matter of days or weeks, from bare ground up.

Mobile Office Trailers, On The Go!

Mobile office trailers are used for short term or temporary space solutions. They are typically constructed with wood siding, and minimum construction standards to meet the IBC code. Mobile office buildings are usually in single wide or two sections and are used for many uses (modular church classrooms, mobile job trailers, portable classrooms, temporary staffing space)

Many clients choose to lease a mobile office so they can remove it from site at a later date when the permanent modular construction or site built construction is completed.

Ways to tell if you have a mobile office:
1. Wood or similar siding, for easy relocation
2. Wall construction typically 2 x 4 with vinyl covered gypsum walls
3. basic door & windows, light gauge minor commercial grade products
4. roof will be metal, or rubber (for ease of moving)

Choices are limited with mobile offices, so if you want something custom you might want to consider a modular building.

Mobile Office Maintenance Tips

A mobile office is meant to be a temporary fix for short to medium space goals. Frequently a mobile office "fix" becomes a permanent solution. Once your mobile office is in place an can be used for any typical occupancy you can keep it on site and continue to keep the space useable. The main thing you need to do is keep up your maintenance and that will extend the life cycle of your mobile office so you are not spending more monthly to fix & repair than the space budget allows.

TIPS FOR MOBILE OFFICE MAINTENANCE:
1. Chance your a/c filters monthly, due to the end mounted location they get lots of dirt & dust to clog the units up
2. Paint & caulk your trim regularly, if not the trim will curl and come off allowing moisture in
3. If you have a tile floor, seal it. Keeps moisture out during regular mop sessions
4. Inspect your crawlspace regularly, ensure no water or moisture is trapped down there
5. Check the sewer/water connections under the building make sure they are not leaking and causing damage
6. Visually inspect for termite or other critters that can cause damage, if found treat immediately
7. Check your thermostats, make sure they are running correctly so you mechanical unit is not overworking
8. Inspect for roof leaks, any moisture in a building is harmful. Repair immediately if damage found

If you follow these tips you can expect to get maximum life cycle from your mobile office. If you want a building that is a permanent building then look at the option of a permanent modular building. The construction is the same as site built and has a 50+ year life cycle.

Mobile Office Tie Downs, Worth The Money?

There are options on mobile office proposals for "tie-downs". Many ask do I need tie downs? Why are they an option? Some tips for you to consider when installing a mobile office.
High winds, tornadoes, dust devils, micro bursts, all names for the same thing a burst of wind that takes anything in its' path with a vengeance. Do you want a temporary mobile office to end up costing you full value of replacement and no benefits? See those pictures where some buildings (even traditional built structures) are completely demolished and others are left standing. Ever wonder why?

TIE DOWN TIPS:
1. Location: Open spaces are more subject to wind bursts and tunnels
2. Types of Tie Downs: Auger, Weld Plates, Cross Drive, XI, concrete slab, chooses according to the use and need. An experienced modular building company can help you choose the best option
3. Type of Ground: Dirt, Concrete slab, Asphalt parking lot, Rocky grade, what will the foundation conditions be? The right tie down will make a difference!
4. Weight of Building: A heavier building (like a concrete floor modular building) vs. a small mobile office will impact the resistance to the wind
5. Grade level of installation: Buildings set above the ground are more likely to take an impact than buildings set at grade level where the foundation is concealed
6. How good is your insurance? The small fee for installing tie downs is 99.99999 percent of the time worth the investment, to help prevent a mobile office from blowing over in high wind conditions. Insurance will cover the buildings, but sometimes they will place a % of the blame on you the lessee for NOT taking sufficient measures to protect the property (like not wearing a seatbelt in a traffic accident) and then - who pays? Well YOU!

Should we use BIM in our modular design phase?

What is BIM? Building Information Modeling. Building Information Modeling helps communication with all phases of the construction process "see" in real time what the building will be like in the end. Helping avoid conflicts with ductwork & fire sprinkler heads or fire walls running in the way of ductwork as examples. By having the entire building in a 3D or 4D program all of the designers and trades can see any potential conflicts before the construction process begins.

Since modular buildings are constructed in independent sections and put together in the plant as "one" building, avoiding construction conflicts will help prevent costly "re-construction" or "do-overs" and keep your projects on schedule. This also helps with final finishes that will be installed on site such as downspout placement and porch opening locations.

By having the owner, architectural, fabrication, and construction team involved from inception and effectively communicating, each department can take ownership and ensure their part of the project will be successful.

Does modular construction provide a safer project site?

A safe work site is the responsibility of all prime and sub contractors and trades. Modular construction is inherently safer, because the site trades are limited. In many cases the modular buildings are delivered to site 90% complete. By having fewer trades on site dealing with the logistics and safety hazards prone to a construction site there is an obvious reduction in accidents.

When you choose your prefabrication company make sure they have a safety pamphlet like Modular Solutions, Ltd does. Look for a low EMR rate. Our team requires sub contractors & team members to attend safety talks, and be OSHA certified. Also make sure your vendor has proper insurance coverage for the subs and for all their team members.


Watching out for each other is the best way to make sure your project site is safe, and everyone on the site should keep an eye out for any unsafe site conditions, and have a zero tolerance policy.

Easy tools such as hard hats, safety shoes, construction vests, safety glasses keep site employees safe with minimal cost impact. According to OSHA one of the leading causes for site accidents is inattention. Keep your team members visible, and keep them safer.
