Modular Buildings come with many types of roof coverings.  In this series we are highlighting a few of the more common choices.    Modular buildings can have foam roofs.   What are some of the advantages and disadvantages of a foam roof covering?

Modular Building With Foam Roof Advantages

• Lower energy bills. One of the benefits of foam roofing is that it offers superior insulation properties
• Another benefit of installing foam is that it offers unique waterproofing qualities.
• Flexible installation- around items on the roof, spray foam roofs are seamless.
• Maintain structural integrity, no need for special load calculations or design criteria, lighter weight than other roofing systems in the marketplace
• Foam roofing directs rain to the drain.
• New generation of covering is no longer susceptible to birds & bug invasions, with a top layer of granules. 

Modular Building With Foam Roof DISADVANTAGES:

• Not all contractors are created equal, sometimes contractors will overspray or cover items not intended resulting in additional work to clean things up
• foam roofs can be damaged by hail and elements, suggest full inspections a minimum of 2x per year, and then immediately seal or repair any damages.
• Slightly more expensive than some systems, and recoat is required at about 5-10 year term

What is the best roofing choice for my modular building?   In this series we will highlight several options so you can learn about various systems, and decide what is best for your location & modular building design.

Built Up Roofing for Modular Buildings

I have included a link to an article that defines what built up roofing is and some of the advantages and disadvantages.   Most people in our warm southwest climate prefer a cold applied built up roof (BUR), but it can also be applied hot as the article indicates.

Here are some highlights from the article:

" Most built-up roofing is comprised of three parts: bitumen material, ply sheets, and one or more surfacing materials. The bitumen can be either “hot,” meaning it is heated so that it liquefies during installation, or it can be “cold,” which is more like an adhesive and is not heated. Cold built-up roofing can be sprayed or applied with a squeegee. It does not give off toxic fumes during application and is not dependent on weather. It also offers better performance than hot built-up roofing"

"The ply sheets of built-up roofing are special fabrics that are reinforced with fiberglass or organic materials. Each ply sheet layer is laid over hot or cold bitumen to bond it to the roof"

"Depending on the climate and the specific materials used, built-up roofing has an average life expectancy of 15 to 30 years, but some constructions can last up to 40 years. In general, built-up roofing tends to fare better in warmer climates than in cold regions."

At Modular Solutions, Ltd we know that it is important to not only teach our client how to have an environmentally friendly design and construction package, but to also include that in our company philosophy and our within our company culture.   Our corporate offices are made from 100% upcycle modular building components that would have ended up in a landfill if we had not taken them through the factory & reconstructed them for re-use.

Some of the great improvements we are making to reduce our own carbon footprint include:

• LED interior lighting for lower energy consumption
• HIGHER SEER or more efficient mechanical units, for lower energy consumption and longer life cycle of the mechanical units.
• Adhesive ground covering to improve dust control
• All exterior walls are 2 x 6 construction with recycle component insulation package
• Sola-tubes to allow natural lighting inside without heat increase
• Carpet Tiles for longer life cycle, and ease of replacement- resulting in only small portions being replaced instead of an entire facility of flooring ending up at the landfill
• Low and NO VOC paint
• Timely steel jambs ILO wood jambs for extended life cycle
• Heavier gauge steel exterior doors, for extended life cycle

Modular Mansard Adds Beauty & Dimension

Adding A Modular Building  Mansard For Style

Modular buildings have historically been labeled as "boxy" and non dimensional. When we are asked how do you make a modular have style and character, we often recommend a modular building mansard.  If you do not know what a mansard is, it is a dimensional overhang made from various materials that add roof height, and dimensional overhang on all four sides of the building.  

In the modular industry a majority of the mansards are constructed with steel or stucco, but we have also used cedar, concrete tiles, copper, and more. The great thing is you can play with the angle of the design to have a varied final appearance.

Ever Consider A Container For Your New Office Space?

Modular Solutions, Ltd has been manufacturing custom buildings for some time, and there has been an insurgence of requests lately to try and utilize containers from the overseas marketplace.   The modular industry has spent time and money on research of the safety and code compliance once you breach the integrity of a container and use the "bones" for another type of construction.

The modular building institute (MBI) has written an in-depth article on  what the "experts" say about the integrity and safety of re-use of storage containers for multi-family, permanent construction using multiple containers, and other uses. They also include suggestions for code requirements.

We have provided re-use containers for judicial systems, and retail, and have looked at containers for multi-family housing projects.   In the end it is no less expensive than traditional construction methods, it is just another way to fulfill a space need.  There are lots of creative uses for this type of construction in the industry, the question is, is it right for your project.
