Can A Modular Building Be Used In High Wind Areas?
There are many parts of the USA that have extreme wind conditions. Places that are wide open lands or tornado zone like the mid-west have struggled for years when tornado season hits. There are strong winds, wind gusts, dust walls, tornadoes, dust devils, many varieties of wind conditions that modular buildings and traditional buildings are faced with.
Most local and state agencies have "wind-load" conditions as a part of the design criteria based on "typical" wind conditions for a certain area. So When we are asked "can a modular building withstand high winds?" that answer is YES, but is also subject to extreme conditions. Modular buildings are built to travel down the highway at 60 M.P.H. so there are always straps, and bands and other structural elements built into a modular building that you will not even get in a traditional site built structure. Can a modular building survive a tornado? I have seen pictures of commercial modular buildings in disaster regions that were standing held on by the tie down straps, and I have seen commercial modular buildings that were a casualty. I don't know if any structure is ever completely safe from tsunami, tornado, hurricane type winds, but you do your best to design one that is resistant to "typical" wind conditions for your local area.
SOME TIPS FOR MODULAR BUILDING DESIGN IN HIGH WIND CONDITIONS:
1. Check the local wind zone & make sure if you are getting new or used construction that the building meets that criteria
2. Select a roof covering that is more durable, example standard three tab shingles are not usually recommended in high wind areas
3. If you are in a region subject to occasional wind bursts, design the building to the stricter code design and wind load
4. Always use tie downs! I have seen many buildings saved by being secured to the foundation with tie down straps
5. Disclosure, if you are purchasing a used modular building ask if the building has ever been damaged by wind

Is A Steel Building The Same As A Modular Building?
We are frequently asked is a steel building the same as a modular building. The category of construction if often lumped together as a "prefabricated" structure. In our industry frequently firms will combine steel buildings and modular buildings for effective uses such as fire stations, or retail so they can have the high ceilings and open space steel offers with the flexibility of modular construction coming to site 90% complete.I guess the biggest difference is in the construction design- see the comparison, showing the variables between steel buildings and modular construction. Fire Separations In Modular Buildings, Are They Required?
In modular buildings, just like site built structures factories are required to meet the state, and local building codes or the occupancy. Some building are used for multiple functions and require special fire separation to meet code. Fire rating means to put an additional layer of gypsum to create a separation between the uses of a facility. This can also include doors, corridors, and mechanical upgrades for full separation.

What IS GSA & How Can We Use It?
General Services Administration (GSA) is a commodity program that allows contracting officers to purchase goods & services from a per-determined price list from established vendors. Modular buildings and prefabricated buildings can be found on schedule 56. GSA uses Special Item Numbers (SIN)to identify the goods and services a vendor can provide. The modular buildings are listed under SIN category 361 A-H. When you are looking for a modular building or installation services, this is how GSA identifies vendors that can provide the services.
Each vendor will have unique ways they have priced out their GSA schedule items, so sometimes you have to do your homework & make sure you are getting everything you want in a modular building. If you want a custom building look for vendors that have a menu of line items to customize your new facility, or if you are looking for a "quick-fix" maybe for disaster relief look for a vendor that can offer "models" or an inventory of equipment.
One great thing about the GSA schedule is that it can really expedite the purchasing cycle. You can put the information out in electronic format to GSA vendors, and get responses back quickly. In emergency situations I have seen proposal offerings that are due in 24 hours, with mobilization due within the week. The great thing is that you can write your own performance specification and scope and get the vendor that best fits the mold for that type of performance. Not all vendors can provide all services. The other great thing about the GSA schedule is that you can put projects out on a "set-aside" basis to reach your performance goals. You can select companies that are small business or minority owned & still get a good proposal response from pre-screened vendors.

How To Prepare A Used Modular Building For Relocation
Modular buildings are constructed to be relocated. While relocation of modular buildings happens every day across the USA there are proper ways to get your used modular building ready for transport so that you do not have to deal with damages to the structure at the new location.
(10) QUICK TIPS FOR GETTING YOUR MODULAR BUILDING READY FOR RELOCATION (multi-section)
1. If your building is a multi-sectional modular building separate the sections at least 5' between each section as you dismanatle the modular building, Make sure you have left piers under the sections for the safety of the team providing the dismantle
2. Build shipping walls to support the beam between the support posts. Shipping walls can be made of recycled materials. Measure & re-measure to make sure you touch the beam & floor
3. Roll the carpet back, so it goes back nicely at the new site (if tile take out 12" x 12" square down the center for full tile replacement
4. If you have Tape,Texture,painted (TTP) wall covering place cross bracing to help reduce cracking to a minimum
5. Make sure you got all your close up materials inside the modular for re-use (ie exterior trims, interior trims, cove base, sprinkler couplings, etc)
6. Label all your cross over boxes & wrap them in a whip or put them in a ceiling box for electrical, fire, communication so you know how & what wires go back together
7. Remove any items that will make the building over height or over wide or be prepared to pay for the additional escort fees (weight the difference)
8. Put plastic & strapping on the sides of the sections. If storing for a while use HEAVY DUTY plastic to keep it weather tight. This is NOT an area you want to save a few pennies. If water or weather get in you can spend thousands of $'s in repair or mold remediation.
9. Block the doors with plywood so they don't accidentally swing open, and put plywood over window. This step is NOT required, but is a great tip for saving money on unnecessary damages. Also if you have cabinets or other items take drawers out, block doors closed, block interior doors so they don't swing loose.
10. Plan ahead and make sure your taxes are cleared and you can transport the building.
By choosing an experienced moving team, all of these items should be included in the fee schedule. If not, this gives you a good list to review with the moving company. Time To Move Your Modular Building? (5) Tips To Consider
Many clients only need a modular building as a temporary swing space resource. The great thing about modular buildings is they are relocateable. When you are using space as a temporary fill until you move to your new location or you need seasonal space you can move the modular building in & out or relocate it without losing your investment. We recently worked with a firm that needed a facility that was very custom and they needed the building for six months.....howerver, they to have this facility nationwide at various branch locations and could not afford to customize a "temporary" facility that many times. SOLUTION...... We constructed the building for them with multiple state approvals and tags, and they can move the "prototype" facility around from location to location and have the perfect building solution and save time & money!

What Is The Process For Getting A New Modular Building?
The process will vary depending on where you are located, but in general the process or flow are similar across the USA. Two main reasons modular building construction is gaining popularity faster than other construction methods are that you can start generating revenues quicker, and you reduce the cost of your construction general conditions fees by finishing the project quicker.
General Process:
1. Find your land: In any business it is location, location, location
2. Get your preconstruction team assembled: If you are fortunate enough to have a company like ours that can offer design-build turnkey construction providing all services this is the best way, but if not you can assemble your architect, your general contractor, and your modular manufacturer or dealer.
3. Design your site & building layout: Talk through future growth plans and future requirements during this stage to ensure you lay out a wise plan
4. Submit for Permits & approvals: Getting approval on the conceptual plans is usually done on a local basis, but many states have a review division for modular buildings.
5. Start site preparation & building construction: Here is where the modular benefit really kicks in! We prepare the site for the building, as it is being fully constructed in the plant. No weather delays or construction delays when you build inside a plant. Both are completed at about the same time.
6. Deliver & Install the modular building: Take your almost fully completed modular building and install it on the foundation system. Inspections are called in & the building is almost done.
7. Final finishes: Some buildings have to get final finishes connected or completed (ie porches, stucco, high roofs, etc). Those final finishes are installed and inspected & then your new modular building is ready to occupy.
Most modular projects take about 120 days from inception through occupancy. Some are quicker if the building is basic, and some take a little longer if the site is tied up in zoning issues or approvals. Traditional construction takes about 6-18 months on an average project. As you can see that is a HUGE time savings.

Can I Get Moveable Walls In My Modular Building?
Modular buildings are great for meeting halls, assembly use, churches. One big question we hear all the time is can a client put "moveable" walls into a modular building. The answer is YES! When you are getting your custom modular building designed by the preconstruction team you want to look at the functions of your meetings. Frequently you may have smaller groups in break out sessions or learning labs, and then when your entire committee or congregation come together you have a large gathering.
The best way to allow true "flex" space is by using a moveable wall system. The best question to ask yourself during the design stage is how much noise separation do you need. The quieter you need a room the more expensive the "flex" walls become.
Types of moveable wall systems:
Level 1: Visual screening only. Usually on a track system that may not even reach from ceiling to floor. This just breaks up a room into areas on a visual basis and sound transfers right through.
Level 2: Sound Attenuation Walls: These walls can be sandwich stacked or panelized. The walls are usually covered in a sound absorbent material
This type of wall is usually a 35 - 45 STC rating. The higher the STC rating the higher the cost of the wall.
Level 3: Track walls: These walls are usually constructed to be "knock-down" walls and take a little more effort to install and remove. They are meant to be easily removed without damage to the adjacent walls. With this type of wall can get up to a 55 STC rating which is equal to shouting not audible in an adjacent room
What ever the space goal you need to look at your budget, your schedule, and your over all design needs. Some of the moveable wall systems are quite expensive and have a very long lead time. Make sure that this wall is your best solution and if it is, make sure you allow for it in your budget.

Who Has Jurisdiction Over The Construction Of A Modular Building?
Modular buildings are constructed to meet building codes for local/county/state/federal regulations. Sometimes it gets a little tricky to figure out who has final jurisdiction over how a modular building will be constructed and what code it should meet. In general many states have a regulating department that oversees modular construction. For example in AZ there is the manufactured housing division, In New Mexico there is the construction industries division. Each state in the USA has the "right" to have an oversight division for modular construction. In the case where there is no oversight agency usually the county or local jurisdiction will then take over authority. Each county and local city will have special provisions for modular construction. For example some areas will only allow modular buildings in a location if they are set on permanent foundation systems, others have CCR or visual requirements that the modular building must comply with.
One clear cut line in the sand is tribal and federal agencies. If your modular building is going to a Native American community or a federal site (ie AFB), that location has total jurisdiction. Whatever process they have set up for you to follow, is the process you must take.
When you choose a modular building company that has experience they should be able to tell you:

Modular buildings are used across the USA for daycare centers. Many daycare centers are financed entirely through the modular building company or a 3rd party leasing company. Financial companies know that constructing a successful daycare center is based on "location", and not if the building is site built or modular. Modular buildings have to meet the same building code as a site contractor, and then one up! What does that mean? Imagine a building driving down the road and traveling to the site. As a GSA contract holder for many years we have lots of questions GSA contracting officers have run by us. While we do not claim to be the experts on GSA contracting, we have learned and grown in experience with each new GSA contract award over the past 15 years. Some of the questions we have worked through:
1. Is Prevailing Wage Schedule Required? If the project is federally funded then prevailing wage is applicable on any site work.
2. Can My Modular Building Be Custom? Most GSA contracts are set up to be highly custom, our contract has available components to make each individual building as unique as required. Some contractors do no offer this flexibility and only offer models. You will need to evaluate the GSA contract vehicle with the vendor.
3. How Long Will It Take To Get A Custom Modular Building? Custom modular buildings are typically 90-120 days from approved plans. This can be expedited, depending on the use and difficulty of construction. Some "long-lead" items are highly specialized on federal projects, and require up to 12 weeks from date of order.

How Large Should I Make My Offices In My Modular Building?
A modular building that is used for office space has typical sizes if you lease or purchase "stock" equipment. Most buildings that are "inventory" equipment include offices that are approximately 12' x 10'. Building codes says you need to use 100 square ft per person as a head count, the question is what is the office function. Here are a few rule of thumb examples that we have used for architectural space planning over the years. Every case is unique, but rule of thumb is always a good place to start.
1. Support staff or part time staff can usually get away with 80 - 100 sq ft office spaces or share an office with 150 square ft every two people. If you make the space too small you may lose productivity with disorganization.
1a. If you have a built in work desk for multiple employees, make sure they each have at least 3' wide for work space.
2. Full time employees with a desk and a computer station & files typically need 100-150 square ft for comfortable flow
3. Managers or Directors Will usually add a small conference table or store lots of referral material, so their offices are usually 150 square ft - 250 square ft

Can A Modular Building Have ADA Doors?
Commercial modular buildings actually require all doors to be a minimum of 36" and ADA accessible. A door needs to be large enough to have a wheelchair egress through the door. There are many types of doors available for versatile appearance. Doors can also be larger than 36" for oversize wheel chairs and scooters. Facilities such as clinics and wellness centers often have 42" or 48" doors.
When looking at ADA design, you will also want to look at the angle of hallways and the width of hallways. When you are dealing with scooters or oversize wheelchairs more space and direct angles are key to making a modular building more ADA friendly.

How Do I Make My Modular Building Workplace Safer? (5) great tips
Whether you are in a site built or modular building the safety of employees is a great concern. We have some great general tips that will help encourage employees that your organization is doing everything they can to offer a safer work place environment no matter what the external existing conditions might be.
1. Trim back all hedges and landscape. If there are no hiding places employees can get to vehicles safely and know they are visible.
2. Have great exterior lighting. Whether that is parking lot lighting on a pole, or wall sconces mounted to the modular building, light will help divert criminal activity to a different location.
3. Fences and gates should have lighting. If possible have an automatic gate system. This way an employee does not have to exit their vehicle after leaving the modular building.
4. Employees in remote areas can arm their modular building with a security alarm feature. This can be set off in emergencies to divert criminal activity, making your employees feel more confident.
5. Open the floor to suggestions, have a wall box on your modular building or in staff meeting to allow staff to make suggestions for a safer workplace environment.

Can I Get Ceramic Tile Or Wood Floors In My Modular Building?
Many modular factories try to keep costs lower by offering limited selections of colors and finishes to their clients. While this way of building offers a little cost savings, most clients feel it is better to get what you really want when you are getting a custom designed and build modular building. We have been asked if modular buildings can have ceramic tile walls or floor covering. In most cases the answer is YES. The fun part is deciding which finish you want, and how much you want to spend in your budget. The choices are unlimited. The key to having a successful installation of wood flooring or ceramic tiles is in proper installation.

2. Use an underlayment such as wonder board or equal that lets the movement transfer as required

Drywall Textures, Are There Choices For My Modular Building?
One of the fun aspects of my job is teaching clients the versatility of interior finishes. Many modular building factories do not offer a choice when it comes to interior wall covering. The factory is only equipped to offer knockdown texture or VCG (vinyl covered gypsum), to keep their modular building line moving faster. Clients that are ordering a custom modular building will often ask is there any other option for interior finishes. There are literally so many choices (wall paper, plaster, material, custom paint, etc) we can cover this topic in the blog for a few weeks, but to keep to this question, what options are there for drywall textures.
In the gypsum industry they assign "levels" of drywall preparation which are fairly standard.
Levels 0-5 are various stages of preparation as to how smooth and polished the final finish will be.
As far as textures go some common finishes in the industry are:
1. Painted drywall: (for storage or non traffic areas)
2. Knock down texture: can be easily replaced of damaged with uneven finish level and no specific pattern
3. orange peel texture: Common in government offices. Greater attention to detail and similar level of texture pattern & level throughout. More complex to fix or repair
4. drywall swirl (sand swirl, mud swirl), pattern is in little fan like sweeps and consistent in thickness, texture, and pattern.
5. Sand finish: very common with hospitals or clinical environment where they do not want any chance for germs to get trapped into the texture of the drywall. Used with scrubbable paint.

Should I Choose Wood Or Concrete Siding For My Modular Building?
In the modular building industry many clients ask should they go with the traditional wood siding products or should they choose a newer yet still proven concrete panel siding. Both have advantages and disadvantages. When you are making this choice factors such as location ,use, climate, budget, desired look all have a play in your decision. Poor installation has been the culprit of "siding gone bad" on some occasions, so make sure you purchase from a reputable modular building company.

Advantages of hardboard sidings:
* Comes in taller sizes so you don't have to have a trim board at 8' if you want lower maintenance costs
* Can be easily painted, as required to keep appearance fresh and new
* Is readily available off the shelf, most often no lead times required
* Easy to replace if damaged by storm or accident
* Appearance is always the same, from year to year, batch to batch
* Affordable option
Disadvantages of hardboard sidings:
* Requires annual or semi-annual paint to look fresh

Any type of industry that manufactures a product will look for ways to manufacture "LEAN", to help clients get the best value out of a building. There is a fine line between "lean" manufacturing and quality sacrifice. Some tips to look for to ensure you are getting your best value:
1. Machine cutting & framing vs. hand tools and framing. Typically using a machine increases productivity, while not impacting negatively on quality. Modular Building Safety Tips, Six Easy Modular Solutions
Modular buildings are just like traditional buildings and have items that you should watch out for to ensure your staff and team and the modular building occupants are safe while occupying the modular building. We have a few simple tips to look for that will help you keep a safe & healthy working environment.
1. Mini blind inspections. Look for rough edges, broken wands, string hung in dangerous manner. Keep employees free from cuts, rope burns, or if children occupy strangulation.
2. Check the water drains in the sinks. Make sure no leaking on the floor, avoid slips and accidental damages
3. Check your hot water temperature. Make sure employees don't accidentally get too hot water and get burns
4. inspect flooring. Worn flooring loose treads trip hazard, worn threads can catch heels, worn edges can trip an employee.
5. Inspect your outlets at least once a year. Make sure they are all functioning and working well (avoid possible shock hazards)
6. If you have an ADA ramp to enter into the modular building, check the treads & stairs & handrails. Make a physical inspection for lose nails, splinters, steel exposed edges, rust, anything that might be a hazard to your employees should be taken care of.

Six Spring Maintenance Tips For Your Modular Building
When spring rolls around people start to think about what to clean, what to store, what to throw away, and also modular building maintenance. Our team gets lots of questions about maintenance cycles on modular buildings. Here are six tips of FAQ's on modular building maintenance for the spring season.
1. Fresh coat of paint. If your building is has wood or cement siding it may be time for a caulk & paint job. This keeps your building trims from buckling and value and curb appeal to your modular building.
2. Check all your window and door seals. As you switch from heating to air conditioning mode you don't want to spend any extra money on air escaping from your building. Keep all your seal tight and test them for function. If they stick or of they are worn replace them.
3. Get a maintenance test on your mechanical unit before you switch to A/C mode. This test will help avoid burnouts or excessive utility bills due to mechanical units not functioning well
4. Change your A/c filters & put a reminder schedule on the wall. Each month, same time (ie 3rd Monday of each month) change those filters and extend the life cycle of your modular building mechanical units.
5. Clean all the floor covering. Doing an extensive clean of your tiles/carpet/linoleum will brighten the appearance of your modular building, and keep it fresh and new. This should also extend the life cycle of your floor covering.
6. Do a walk about. Look around for any maintenance items that are obvious (like shingles that may have blown off in a winter storm, or window trim that broke off, or cracks in the drywall) and fix them. Most modular buildings that look older than they are look that way because of lack of simple maintenance items. A small problem can turn into a large one if you don't take timely action.

Six Tips For Finding A Great Used Modular Building
Have you ever heard that saying, sometimes a "free" or "great" deal is too good to be true? Well in the used modular building industry sometimes you need to be aware of cost items that are sometimes hidden. If you find a building at an auction, or a government liquidation sale, or ebay on line, or in the newspaper sometimes that "GREAT" deal can really end up costing you. If you are aware of what to look for you can find a really great deal that is win/win. Meaning, the used modular building will meet all the codes and requirements for use.
Here are six great tips to look for in a used modular building purchase:
1. Are all the back taxes paid? Sometimes a used modular building is setting because there are huge back taxes due & the used modular building can not be moved or relocated until those are paid.
2. What is your roof snow load? When you live in a state that has desert & snow (like Arizona) you have snow loads from 20# to 80# roof load requirements. If you live in a snow area, and purchase a used modular built for the desert or with a 20# load, it can not be used or will be VERY expensive to re-roof the entire structure to meet current load requirements.
3. Does the building have approval tags? Most jurisdictions have a manufactured housing department (for commercial and residential). Used modular buildings will commonly require some sort of tag or drawings to prove the building was constructed to be used in that area. Verify, because it can be very expensive to reconstruct or redesign to current codes.
4. Does the modular building have unexposed termite or water damage? Sometimes when used modular buildings set in a lot exposed to the elements there are damages that you do not see on an initial inspection. Make sure you take a second look at the floor joist system and see if it will make it to the new location or is it rotted through.
5. Are you buying from a reputable resource. Buying on line, or at an auction sometimes you are buying someone elses headache. If you don't know bring a consultant along and pay them to help you decide if the used modular building is a viable option.
6. Is the seller including dismantle? When you look at an auction sometimes the used modular building is setting in place & the terms and conditions state you are responsible for removing. If there is a high fee for this due to existing site conditions there may be a better value for you out there.
