There has always been the battle of the budget when it comes to designing and constructing church facilities. Sometimes there some really great donations and the facility can really be a dream facility. Other times, a congregation is looking for any way they can save money. There is a fine line between saving money short term and spending money or losing families long term. Some things we frequently do as a team is take prospective congregations into buildings that are "temporary" from traditional construction, and take them into some of our permanent facilities. By visiting different church facilities, seeing the flow of a room, making some noise to see how the sound will travel all good things to help a facilities team gt the most bang for their buck.
Some ideas for modular church construction:
1. Decide how high you want your ceilings: If this is a priority consider the 10' maximum modular or look at our MPanels panelized construction methods
2. Consider span: Wood construction can usually only span 30', if you don't want posts in the way of vision, consider steel clearspan modular construction
3. Consider Curb Appeal: If you don't want a plain BOX, consider alternative design choices such as offset modular design or NON-BOX design of modular systems
4. Sound Travel: Some great modular churches are working well because of sound design (in the walls, on the walls, and floor covering)
5. Noise Control: Restrooms inside are great, but a distraction, consider placement so they are accessible but not distracting to the flow of the sermon
We all know that there are some really great looking modular church buildings around, or perhaps you did not know they were modular.

Is A Steel Building The Same As A Modular Building?
We are frequently asked is a steel building the same as a modular building. The category of construction if often lumped together as a "prefabricated" structure. In our industry frequently firms will combine steel buildings and modular buildings for effective uses such as fire stations, or retail so they can have the high ceilings and open space steel offers with the flexibility of modular construction coming to site 90% complete.I guess the biggest difference is in the construction design- see the comparison, showing the variables between steel buildings and modular construction. In some instances modular construction is best like a daycare or classroom, in some cases a steel building works best like an industrial storage facility or airplane hangar, and in other instances "melded" construction of modular and steel buildings will be the best space solution. When you talk with your design experts walk through items such as your current and future space goals, your budget, your schedule, your life cycle, and other important goals. It works well to build a needs and want list to see what the total budget can really afford. Sometimes the building funds are right on target, but the land development fees are in excess, causing the building design team to have to make value engineering choices.

Let Us Help You Build A Medical Facility!
Modular Buildings are used for a variety of reasons. Lately with an older population, veterans returning from war, a new baby boom, and natural disasters, hospitals and clinics can not be built via traditional means fast enough. Historical construction data shows that hospitals have been renovated ever 3-4 years to keep up with new technology and federal requirements. To outfit a medical facility with traditional construction there are always special hazards and special construction knowledge that make it critical to pick an experienced design & construction team.
Let us look at this from another view point.....What if.....you could bring in a hospital or medical clinic addition, match it to an existing structure, and have it come to site 90% compete! Saving all the hassles of construction debris, air quality control, noise abatement, utility connection services, etc!
Modular buildings really do make more sense! NOW, how to find an experienced team for medical construction of a modular facility.
Tips for finding a great modular construction medical team:
1. Do they have an architectural team with medical design on staff or do they have to depend on 3rd party for input?
2. Have they ever constructed a medical facility before?
3. How long have the key employees been providing specialty medical facilities, and job references?
4. What is the current backlog, can the complete a project faster?
5. Do they do site work for a turnkey modular building solution?
6. Are they licensed for architectural, site work, and modular manufacturing?
7. Are they the factory or do they 3rd party that out to another company?
Lots of things to consider when you want the job done right! Our team at Modular Solutions,Ltd has been providing turnkey modular medical building solutions since 1996. A better way to build!

Does A Modular Building Meet Daycare Codes?
Modular buildings are used across the USA for daycare centers. Many daycare centers are financed entirely through the modular building company or a 3rd party leasing company. Financial companies know that constructing a successful daycare center is based on "location", and not if the building is site built or modular. Modular buildings have to meet the same building code as a site contractor, and then one up! What does that mean? Imagine a building driving down the road and traveling to the site. Modular buildings have additional structural value built into the building so that it can safely transport to the site and have no damages to the facility or the structural integrity. A site constructed building is only framed to set in one place, much less structural bracing and enhancements.
Modular buildings are financed now the same as a site built structure. Most lenders will include the modular building, the site, the site work, and the FFE (furniture/fixtures/equipment) in your total finance package. There are some great formulas they use to identify maximum cash outlay for total return on investment.
By choosing a company with daycare experience you can probably find a floor plan that is close to what you need, with minimal layout change. Selecting a company with experience, saves additional money on architectural review if the team has in-house architects. Modular building companies that have been in the modular industry for 10 or 15 years have constructed hundreds of daycare and head start facilities & have already included the healthcare & building codes in your design.
Modular daycare centers offer fun & flexible play space for infants through school age children and offer savings in time & money!

Modular Dialysis Clinic, Who knew?
With an aging population medical care is on the forefront of news topics. One of the fastest growing space needs is for modular dialysis clinics. This is a highly specialized type of construction and has many unique qualities that have to be included in the construction & design of a new modular dialysis clinic. Modular buildings and prefabricated construction offer great benefits such as completing the buildings up to 60% quicker than traditional construction or tenant improvements, and keeping the costs and schedule controlled in a factory environment.
Modular Dialysis Clinic Construction Tips:
1. Conceal the lines in cabinetry, makes the clients feel more comfortable
2. Include the water treatment in the modular building. No phased construction or site construction required
3. Run your floorplans past the health department from inception, gets your doors open more quickly
Hire an expert in the field:
Make sure the modular building manufacturer has constructed this type of building before. Medical firms run with very slim margins and do not have time to run a school on "how" to build a modular dialysis clinic.

Modular Buildings, Lighting The Way!
When you think of a commercial building you typically think of fluorescent lighting in tubes, laid in 2' x 4' or 2' x 2' grid. While that is one way to accomplish your lighting goals, why not look for a more energy efficient design or a more "fun" way to light up an area.
Some of our clients in the restaurant & retail industry have selected Pendant lighting our wall sconces to have direct and indirect lighting options, with energy efficient bulbs.

There are new & exciting options available for clients that want to spend a little money now, and have lower operational costs in the long run.
COMMON TYPES OF LIGHT BULBS:
Incandescent: On the way to the boneyard
Halogen: Used mostly in industrial applications (produces heat)and requires special handling conditions
Fluorescent: Most common, but disposal can be tricky, fair life cycle, average costing
Compact Fluorescent Lamps: Small version of fluorescent, found in smaller use areas
High-Intensity Discharge Lamps: High and Low Density produce MUCH light, great for outdoor or industrial use
LED (Light Emitting Diodes): Are fastest growing, use less power & much longer life cycle
Current IBC codes require occupancy sensors and other features to be included, so thoughtful design is important to plan approval.
When you make your lighting choices make sure it meets your goals, and your business practices.

Modular Buildings, know your snow load!
This time of year we are faced with huge storms all over the country. One of the biggest misconceptions about modular buildings is that they can not withstand heavy snow loads. When you work with an experienced preconstruction team they can ensure your construction design will work in the heaviest snow & driving wind conditions.
Blowing winds, ice dams, and setting snow are all factors that contribute to roof load failures. By making visits to your local site and incorporating actual data, not just charts from a book a capable modular building designer will incorporate site specific data that implements a safer modular building design.

Native American Communities Choose Modular Solutions
Many Native American Communities are hundreds of miles from the nearest metropolitan city. The need still exists in each community for stores, police and fire protection services, schools, housing, clinics, social services, legislative and judicial offices. Due to the remote location construction costs swell well over $200/PSF for traditional construction. Many Native American communities have discovered the flexibility and affordability of prefabricated buildings.
Benefits of modular buildings and prefabricated construction include:
1. Modular buildings are temporary or permanent, depending on specification details and construction methods
2. Modular buildings can be in place in 60-90 days from approval
3. Modular buildings can be constructed "green" and include construction methods that reduce our carbon footprint
4. Modular buildings deliver to the site 90% complete, reducing site noise, theft of materials, and environmental impact
5. Modular companies can work with local TERO offices to hire semi-skilled labor forces to complete the finishes to the new building addition allowing work for a broader spectrum of construction crews
Modular Solutions, Ltd is a Native American owned company. We have constructed, relocated, and renovated over 1,000,000 S.F. for projects that needed a better way to build.

Can my modular building get LEED certified?
What qualifies a building for LEED certification?
Any building alone can NOT be LEED certified. The goal with LEED is to certify an entire PROJECT. This means a modular building is no different than a traditional building in the eyes of LEED accredited professionals.
If you structure your project correctly you can actually get MORE points by using a modular building and having a higher recycle content, and other factors that make prefabricated construction more amenable to LEED professionals.
To read more details about LEED certification CLICK HERE.
As always our professional preconstruction team is available to answer any questions or help guide you.

Five tips for building a better modular clinic
Planning a clinic? Modular buildings are fast becoming the method of choice for this type of facility. Finding a modular company with medical construction experience is critical to the success of your project. Here are five easy tips to ensure your clinic will be a success, and open on time.
1. Make sure there are a set of construction standards that incorporate the health department requirements into the construction process and physical elements of design. Most agencies are building to the 2009 IBC or newer, look for this information in your specification details.
2. Ask for references in the modular medical field. A highly specialized field like medical clinics need a modular building factory and contractor that has experience building and designing medical facilities.
3. Know what you want. Come to a preconstruction meeting prepared with a list of items you want included in your new modular clinic facility, and see if the builder knows the products and brands.
4. Ask about what options are available. When you are building custom design-build you should have unlimited options and choices. By choosing a modular building company that can show you various elevations in BIM or share preliminary floor plans you will develop a relationship and trust with your contractor. Don't be willing to "settle"
5. Ask for a schedule. A huge part of getting your ROI is having the clinic open and ready for clients. By having a schedule in place you are able to work with your CEO and team to evaluate how quickly a modular clinic will start turning revenue.

Can I get something besides a construction trailer for my new modular building?
In the industry there are many used buildings that were construction trailers. Not always the best match for your new facility that is a bank or retail sales office.
Finding the right look and the right modular building for your new location can be challenging. Sometimes the industry will try to lead you into what they might have in inventory. While this may be a great price point you are often limited as to the aesthetic curb appeal of the "used building".
Many clients have taken the easier road of design-build modular construction. By choosing a company like Modular Solutions, Ltd that specializes in design-build you are able to choose the size, the shape, the finishes, the structural integrity, and really get the building of your dreams. The only limitations are your imagination.
We make your dreams come true by helping you establish a budget, develop the vision, and create a virtual model so that you can see the reality from inception.

five tips to funding your new commercial modular building
Does it seem like your money flies out the door faster than you can gain capital to grow your business?
Having a good working environment and comfortable atmosphere is a key element to the success and focus of your key employees. If you need to grow but don't have the capital for a new modular building there are many ways to get funding.
1. Lease to own: There are private equity companies, and banking firms that invest in growing companies and offer a lease to own package. Several advantages to this, one large impact is that in many cases the payments are tax deductible in full not tapping into your capital expenditure (they treat it as equipment)
2. Finance deal: This is a typical and the most common route. If you have a great banking relationship they can add it to your line of credit or as a stand alone based on the new equity you modular building facility will add to the company value.
3. Developers: For educational facilities and strategic businesses developers have an interest in getting new clients set up with the property, the site development, and the new prefabricated structures. We have put together several strategic partnerships with developers on long term paybacks so the site is developed, the funding is incorporated into the operational costs, and it is win/win.
4. Improvement grants: CCBD, USDA, local governments all have improvement grants available. If you are in an area that needs economic growth or that a new modular building would improve the community grants are available. This is a longer road but is usually offered in the form of a guaranteed low rate loan or "gift" if you stay in the community and create new jobs.
5. Modular Building Company Finance: Many modular companies offer lease with an option or lease to own from their own in-house resources. Since you both have an opportunity to gain from the modular building moving to a site with long term facility goals this is often a viable solution. This option is usually just for the building and other funding has to be found for the site work, permits, and installation fees.
If you need the resources to get a new modular building our team is a great resource for finding affordable and fair partners that will help you grow sensibly. For more details contact Modular Solutions, Ltd at (800) 441-8577 x 1

Does my prefabricated modular building have to be a rectangle?
While many companies still build rectangular boxes because it is the faster method of construction, there are innovators in our modular and prefabricated industry that think outside the "BOX". Clients frequently come to our preconstruction team with a traditional site built design, and look for ways to build it prefabricated due to schedule or budget restrictions. By remaining open and having the right creative team in place we are able to design exactly what they want and build it in the factory.
Sometimes it is as easy as adding an architectural element such as an ornate porch, cupola, or cresting. By having a team with experience in translating traditional design to prefabrication, we are able to embellish any architectural feature and include it into the finished building design. The end result is fabulous permanent building that was fabricated off site at a factory and that will be an attractive addition to any rural or metropolitan community.

five tips to finding a reputable commercial modular building contractor
There are many companies in the commercial modular industry that offer modular structures. Some have great reputations for quality workmanship and industry knowledge while others are just looking to make a quick buck. Some tips to help you evaluate the difference.
1. Do they have proper licenses? If possible an architectural, general contracting, & manufacturing license. This shows they have taken the time and effort to ensure the team is knowledgeable and capable of getting licensed. Make sure the license they hold is in their company name, not a sub contractor or other 3rd party.
2. Do they have experience with what you are looking to build? Many companies offer construction trailers, but have never built a clinic or a hotel. Ask for references in a related field.
3. Do they belong to organizations that hold them accountable to a code of ethics such as the BBB or the MBI? Organizations like this require commercial modular building companies to follow a strict code of ethics for honesty and integrity and for doing things the right way.
4. Are they willing to help you with design consultations and site visits upfront with no consultation fees? Some companies charge fees just to stop out & look at a viable solution. When you have a company that is interested in building relationship you will find they are willing to help you develop solutions and budgets prior to requiring you to depart with huge amounts of cash for "conceptual design work".
5. Have they taken the time to explore various options for you? You would never expect a one-size-fits-all method of approach for construction and renovation projects. Modular construction comes in many forms, and knowing your options so that you can make an informed decision is what builds trust and ultimately the best space solution.

Can we use a prefabricated building for assembly use?
Prefabricated buildings have been used for assembly use for many years. There are lots of options to choose from when looking at how to get the best value for your investment. Modular buildings will typically have ceiling height restrictions but are cost effective, MPANELS buildings have no restrictions and include a concrete floor, but require a little more assembly on site, and steel buildings require more insulation and mechanical equipment.
In the end you want to select a building that meets your needs and that offers a long life cycle, energy efficiency, and a little curb appeal to keep the members happy.
choosing a prefabricated company that can offer a turnkey or design-build approach is often the most efficient way to meet your goals because they can offer variable options as you work through budget and structural options.
Modular Solutions, Ltd offers the triad of solutions - Architectural, general contractor, and fabrication/installation of buildings in one company. We eliminate the confusion of trying to communicate with three separate firms.
