What Shape Should My Church Be?

There has always been the battle of the budget when it comes to designing and constructing church facilities. Sometimes there some really great donations and the facility can really be a dream facility. Other times, a congregation is looking for any way they can save money. There is a fine line between saving money short term and spending money or losing families long term. Some things we frequently do as a team is take prospective congregations into buildings that are "temporary" from traditional construction, and take them into some of our permanent facilities. By visiting different church facilities, seeing the flow of a room, making some noise to see how the sound will travel all good things to help a facilities team gt the most bang for their buck.


Some ideas for modular church construction:
1. Decide how high you want your ceilings: If this is a priority consider the 10' maximum modular or look at our MPanels panelized construction methods
2. Consider span: Wood construction can usually only span 30', if you don't want posts in the way of vision, consider steel clearspan modular construction
3. Consider Curb Appeal: If you don't want a plain BOX, consider alternative design choices such as offset modular design or NON-BOX design of modular systems
4. Sound Travel: Some great modular churches are working well because of sound design (in the walls, on the walls, and floor covering)
5. Noise Control: Restrooms inside are great, but a distraction, consider placement so they are accessible but not distracting to the flow of the sermon

Safety Ideas For School Construction

Need A New Bus Barn?

Modular construction is great for offices and finished building applications, but sometimes schools just need a large open bay bus barn or maintenance shed. If your need is industrial a steel building is a great way to get a durable inexpensive space solution. What Are Tie Downs?

A modular building sets on a foundation. If the building is not securely fastened down to the earth in some manner it can be blown off the foundation in high wind situations.
There are studies of modular homes and commercial modular buildings that had tie downs, setting next to those that did not have tie downs. The buildings with tie downs survived high winds and extreme weather with little or no damage while buildings with no tie downs were sometimes a pile of rubble.

There are several types of tie downs based on the ground soil conditions and the type of foundation you are using.

No matter how large or small your modular building is we recommend tie downs. In most states they are required as a part of the foundation engineering. When you get a modular building installed from a reputable dealer or manufacturer they will always include a foundation design stamped by a professional engineer for your location and use.

Site built and modular buildings have faced total demolition during tornado or hurricane weather, but tie downs are a great way to keep your modular building more secure and safer when on the periphery of a storm.

Getting Ready For Monsoon

Monsoon season brings crazy weather and you need to be prepared if you are in a building or if you are getting a building installed. The monsoon weather is every extreme from small dust storms, to nightly lightning shows, to tornadoes, even summer wild fires, sink holes, and flooding heavy rain or hail storms. How do you prepare for it? A few good tips.
1. Make sure if you have shutters or storm windows they are functional and ready to be used.
2. If you are excavating a building "pit" for grade level set on new construction, berm the dirt on the sides, so the water does not fill in the building pad
3. If you are lightning strike zone check your lighting rods- Don't have any "get them installed"
4. High Winds: Look for loose roof nails or covering that is not attached well (ie shingles or rubberized) or patches to make sure they are sealed as well as possible
5. Driving Rains: Look for seal on trims & windows & doors - make sure they are caulked well & ready for the stroms
6. Dust Storms: Sometimes power outages are a result of high dust, make sure if you require power (ie hospital/law enforcement) your back up generators are fueled & maintained
7. Floods: Make sure your flood insurance is up to date

Some acts of nature are out of everyone's control, but looking ahead to stave off small or minor inconveniences you can extend the life cycle of your building against the ferocious monsoon season season storms.

Summer AC, Time For A Tune Up Six Great Tips

When temperatures in some climates hit 115 regularly, or humidity reaches over 80% regularly it is time to make sure the AC units on your modular buildings are working well.
Some companies set aside maintenance funds to recharge their AC units each summer, other companies self perform routine summer performance checks.

What should you check to make sure you are getting the best operational costs?

1. Always keep filters clean, change monthly for best performance, and invest in a roof top mechanical unit with high SEER rating.
2. Set your programmable thermostats and watch them. Make sure they are not turning on and off too quickly this is called "cycling" and it puts alot of wear & tear on your units. Also if you have summer hours adjust your thermostat.
3. Put your fan on manual over ride, and make sure the thermostat is working. Watch it turn off & on as you manually control your unit.
4. Remote control applications from a mobile phone are becoming more popular on small commercial buildings. This is a great way to control you AC if you will be out of the office all day, and save some money on it running.
5. Perform a visual inspection of the mechanical units. Make sure they are not clanking, or dripping where they should not drip, look at the overflow lines make sure the main condensate line is not clogged up.
6. If you have the money hire a maintenance team to come in & check the motor, clean the coils, and other elements that are best left to a professional AC team to extend the life cycle of your mechanical equipment.

These are just a few tips, you want your mechanical units to last longer and cost less to operate. Seasonal maintenance is key to the success of this.

Solar Power On A Modular Building?

Living in Arizona we have the perfect solution to alternative energy, most clients have sunshine and good weather over 300 days a year and are able to really get back their solar investment quickly. We do however service clients in areas that have sunshine only 65 days a year, and solar power on their modular buildings is not necessarily the best value and investment choice for alternative energy, and for the life cycle of the solar components.

Spring Is In The Air, Time For A Modular Building Check Up 5 Quick Tips

One great thing about spring is the opportunity to get outdoors and enjoy the season. We suggest you put your modular building on a spring cleaning calendar & include a few key items that will extend your building life cycle:

1. Clean out all the rain gutters, inspect for damages, or drainage issues. Bad gutters can cause rot in trims or the building foundation if the drainage is incorrect.









2. Inspect the roof to see if there were any winter storm damages. Sometimes an exposed shingle or or foam that was damaged by trees, or metal trim that is bent out of shape. Just because you purchased a 50 year roof, that does not mean nature will not impact that.








3. Cut back the landscape. One culprit of water damage or building damage is landscape too close to the modular building, watering patterns, etc. Make sure your building is not getting watered with the lawn.








4. Put on a new fresh coat of paint & caulk. Keeping your building spruced up makes it look better, but also keeps moisture out. Check the caulks and trims, for bowing, and missing caulk. Use an exterior rated product when replacing caulk.








5. Test your mechanical system. Clean out the filters, run the cycles, and just make sure the units are operating at their best capacity to save operating costs and extend your equipment life cycle.

Top 10 Tips On Inspecting Your Roof Before Spring

This year has been quite hard for roofing systems with the driving winds, rains, and snow storms the hit areas repeatedly. One critical item that needs to be done with your modular building will be to check the roof when the spring weather gets here. Winter storm debris, heavy snow loads, and excessive weather conditions can really cause havoc on a roof. The best thing to do is to get a professional up on the roof of your modular building and do a visual inspection. It is much better to go into spring rains knowing your roof needs repair and getting it fixed, than to respond to an emergency that happened, when all the roofing companies are swamped with business.

10 TIPS to help you inspect your roof

1. What type of roof do you have, every roofing system has special and unique things to look for that you can see on a visual inspection
(foam roofs change color, shingles blow off, metal roofs have connectors missing or seams are exposed, rubberized roofs have tears, torch down or cold applied roofs have bare spots exposed materials) by knowing what roof type you have you will know what to look for.

2. Call a professional: Most roofing companies will perform FREE inspections on roofs, hoping that if there is damage you will hire them to repair/replace. Make sure the roofing company is BBB rated and try to work with a local company.

3. If your roof is less than 10 years old and having damage, maybe consider a different type of roof covering if you are replacing it. There may be a better solution for your climate and weather conditions.

4. Look for debris trapped in corners, in gutters, under mechanical equipment. Debris can damage roofing material or hold water and never let the roofing material dry out.

5. Animals like woodpeckers and squirrels have hidden winter treasures in the valleys, and other ares of a roof -inspect for evidence of digging or tearing off sealant around roof caps etc.

6. Inspect the gutters and downspouts: Frequently those have been damaged or gaps during winter storms if not reattached properly water can rot wood or facia trims

7. Inspect all your roof penetrations: (ie mechanical drops, sky lights, vent stacks). Make sure they are properly caulked and sealed

8. Inspect trims and facia: Warped, or damaged facia can let water damage in causing irreparable damage to the sub roof structure.

9. Look for Warping: Sometimes this one is hard to see with the naked eye, but experts can help with looking for any warping of roofing materials and sub surfaces

10. Make sure you do this every spring: By keeping on top of maintenance you will ensure a longer life cycle for the roof of your modular structure, and you will ensure if there are any damages you catch them early enough to prevent further damage. Often times that can mean the difference between a roofing repair and an entire replacement.

Permits For A Modular Building?

One question we are frequently asked is Do I really have to get a permit for my temporary modular building? In most cases the answer is YES.

Many states and local agencies across the USA have updated their code requirements and are even adding special clarifications when you choose to get a temporary modular building. The new laws suggest or require that the building must meet the current local building code. (IBC is the current building code, which year they have adopted and are using is the key). The great thing is that some jurisdictions have a special permit for temporary modular structures, but with that convenience comes a stipulation on how long you can keep it on the site. Below are a few key questions to consider before you place an order for your temporary modular building or before you buy one on line that you can not give back.

1. Who is the jurisdiction for approvals (local, state, or federal)
2. Is there a time restriction on how long this modular can stay on my site
3. How long will it take, and what documents will you require to get a permit
4. Are there any special code requirements for your area that we need to know about
5. Ask for a preconstruction meeting. They are usually free, and save lots of time during the learning curve is you are attempting to do it all on your own

Renovation To The Rescue

Modular Buildings built in the 80's and 90's can have new life with renovation and retrofit. Sometimes a modular building was on a bad project site with water drain under the building, or the caulk was not trimmed out regularly, or the design may have been out of date. Some clients would call the landfill & say take it away, but other clients want to try and renovate their modular building into a new creation.

There are benefits and disadvantages with choosing to renovate an older modular building. Lets look at both a little bit.
Benefits:
1. Keeping up to 20,000 lbs of waste out of a landfill
2. Not having to go through the permit process again and maybe change your entire site
3. Not having to reconnect utilities again
4. Getting a fresh new look for your organization, creating an inviting atmosphere

Disadvantages:

Tips To Control The Thermostat Wars In A Modular Building-Five Great Tips

Modular buildings have great solutions for avoiding thermostat wars!

At Modular Solutions, Ltd we offer ideas in the preconstruction phase, so that if you are considering a modular structure you can make an educated choice. These tips will extend the life cycle of your HVAC equipment and will help with thermostat wars.

What does industry standard mean?
In most cases, if your specification sheet says industry standard or does not specify you will get wall mounted mechanical units, (some companies do not even provide return air duct), and you get one duct run per each modular section, with one thermostat per modular section. While this is a quick way to build in the factory this is not really an efficient design for a mixed used facility.

Tip 1: ZONES
You can still get the affordable wall mounted mechanical units (suggest you ask for fully ducted supply & return air ducts), but ask for "zones". Zones help the air flow to areas that are related, and keep a common area with its' own supply. For example a run of offices may have their own thermostat, while an open training room that spans several modular sections may have its' own zone.

Tip 2: TYPE OF UNITS
For a few dollars more you can look at getting a split system or package units that go on the roof or ground that have high Seasonal Energy Efficiency Rating (SEER) ratings. The SEER rating system was adopted for residential construction, but has translated into commercial construction since it is so highly recognized. By choosing a more efficient brand and type of HVAC system your design is now customized to meet your space planning goals and will cost less to operate. Who wouldn't' want a lower monthly utility bill?

Tip 3: LIFE CYCLE OF UNITS

Mechanical units reach a point where they cost more to operate than just giving in and exchanging for new units. This is called life cycle. If your mechanical units are having maintenance costs and service calls regularly, it may be time to consider replacing them with new units. While this can be an expensive capital outlay, you will see dramatic energy cost savings.
Tip 4: LOCK BOXES
Sometimes no matter how well your team has designed the HVAC system, some people are just hot or cold. If you have a lockbox on the thermostat equipment only specified staff will be able to make adjustments if required.

Tip 5: PROGRAMMABLE THERMOSTATS
Thermostats are just a measuring device, and just cycle on or off based on what they measure the temperature at. Part of having an efficient design is to use programmable thermostats. You can do great pre-planning by starting the heat or cool cycle a little early. When employees start arriving they walk into a climate controlled environment. Don't be afraid to use the manual override. If you see there is a storm coming and let the building warm over night and keep a steady heat. Using your thermostats wisely extends the life cycle of your HVAC equipment.

Net Zero Building, How Do We Get There?

Net zero is a fairly new term in the construction industry that simply means when designing and constructing a building you incorporate specifications and components that will generate more energy than it uses. Sound impossible? Not at all. By incorporating new generation solar/wind/geothermal and other technologies, it is very possible to construct your new building and have it generate more power than it consumes.
Net Zero was first introduced in the housing and residential modular industry as a way for home owners to get "off-the-grid" or to spend less each month on their energy bills. That technology created an interest in the concept, but was on the fringe and really was not affordable in the mainstream construction industry. As a result of advances in construction technologies, renewable energy systems, and academic research, creating Net Zero Energy buildings is becoming more and more feasible. for a full read on what Department of Energy (DOE) and National Renewable Energy Laboratory (NREL) CLICK here. The new modern approach has actually been renamed Zero Energy Buildings (ZEB's) by DOE.

1. Design Smart: Incorporate the latest technology, and use energy star and energy efficient components and products
2. Investigate: Visit with local building officials and see what other local construction projects did to make their building a ZEB, and what did not work
3. Use renewable energy sources available within the building’s footprint: PV, solar hot water, and wind located on the building
4. Develop an urgency: If your project has community support you may find allies in the most unlikely places. Let the community know you are designing a ZEB and see what resources become available

School Funding: With a deficit in state budgets, schools are awaiting funds. This puts projects behind schedule or needing a "one-stop-shop" solution. OUR SOLUTION: Cooperative contracts will be the budget and schedule solution. Cooperative organizations offer superior services through strategic vendor partnerships.
