The great thing about HUD construction is you are able to identify a better way to build. There are "basic" units that are simply a "low-bid" home, but we suggest always considering a more energy efficient design. Simple choices like 2 x 6 exterior walls, and energy star appliances, and split system mechanical units with high SEER ratings. Homes can also be equipped with alternative energy options such as solar or wind. Homes can also be designed to meet ADA criteria as required.

Modular Homes, what does that mean?

Confused about what is a modular home or a manufactured or mobile home, or a custom IRC home? You are not alone. Our modular industry tends to use all of those words with clients and each company has a versatile meaning as to what the difference is.

A modular home from the outside can look like a mobile home, but have thousands of $$'s in structural upgrades you will never see. And transversely a mobile home can have lots of "fluff" on the outside and still just be a mobile or manufactured home.

This is an IRC duplex home. Traditional siding, architectural shingles, why is this one different? It is in what you don't see, the structural package and design. There are energy code upgrades, all the appliances are energy star, the windows are energy star, the floor system is substantially heavier, the stud framing is 2 x 6, the roof has upgraded trusses and insulation system....It sets on a permanent foundation system.

The definition in most jurisdictions is in the "code" approval IRC or HUD, and in the foundation system. If you have a permanent foundation system, most jurisdictions will call the home a modular home. It is usually easier to find financing for a IRC or Modular home than a manufactured home that can be moved away in the night. In the end what you want is a durable and well built structure that meets your individual needs, and falls within your budget. It will be your decision to look at a long term investment such as energy efficient design (saving $$s on monthly utility costs) vs. hard dollars spent today. five tips to funding your new commercial modular building

Does it seem like your money flies out the door faster than you can gain capital to grow your business?

1. Lease to own: There are private equity companies, and banking firms that invest in growing companies and offer a lease to own package. This option is usually just for the building and other funding has to be found for the site work, permits, and installation fees.

Modular building door hardware, five easy tips

Choosing the right type of security door hardware has become increasingly confusing with all the options available. We know that the objective of security is the main function of door hardware, the goal is how secure and what type of facility use do you have to help you through this maze.
1. "OFF-THE-SHELF" hardware available at any home improvement store. You can key & master key those with deadbolts or just keyways. This is great for general offices or administration facilities without classified information. Ensure the door hardware you select is ADA accessible.
2. "BRAND-SPECIFIC" hardware with construction cores: If you have a larger footprint or multiple campuses, like a school district you need secured access for many employees, but you need to control who can gain access into certain areas. Brand specific hardware is great because you have total control over the keyways and who gets in or out of general and secured areas.
3."SECURED ACCESS" type hardware is controlled with magnetic strips, or buzzers, or cyper-locksets. This is an area where security is controlled and there is a record of who enters and exits and what areas they were in. Great for labs, or behavioral health centers, or banking functions.
4. "SECURED ENTRY" double entry ways through secured vestibule. Typically in areas such as judicial centers, police stations, military, technology. Employees must walk in a secured main entry door, and then through a security inspection station. This helps prevent theft or sale of highly sensitive materials and subject matter.
5. "BIO-SENSITIVE" This type of system is one of the highest available. The intended occupant has to submit to bio testing patterns to enter or leave a facility. This is common in research facilities, military, bio-medical, pharmacy anywhere you would need to control ONLY authorized personnel on a very restrictive basis. This type is typically tied into the overall security system and not just related to door hardware functions.

Which is better, gas heat or electric for my modular building?


Which mechanical system is a better choice gas heat or electric? This is a matter of location, and utility bill history. In rural areas where gas (LP or natural) is readily available the cost to operate and the availability is usually less with gas heat. Frequently large electric utility upgrades have to occur to include electric heat strip or heat pump units due to the power draw.
