HUD Homes, An Affordable Housing Option

When Pinal County needed to upgrade housing for community members in need of assistance they chose Modular Solutions, Ltd and HUD homes. The homes were a vast improvement from the existing living conditions, and our team was able to extend a great value, an energy efficient design, and a new home that improved the life stye of a community member for years to come.

READ MORE in the case study attached.

The great thing about HUD construction is you are able to identify a better way to build. There are "basic" units that are simply a "low-bid" home, but we suggest always considering a more energy efficient design. Simple choices like 2 x 6 exterior walls, and energy star appliances, and split system mechanical units with high SEER ratings. Homes can also be equipped with alternative energy options such as solar or wind. Homes can also be designed to meet ADA criteria as required.

Show Me Some Fun Projects!

When we meet with clients we are often asked what is possible with modular construction? The answer.....ANYTHING! When you set down in the design stages and have a team create innovative design solutions you are able to make the perfect space solution!

I have had readers ask me to share some of our fun and memorable projects that have been done over the years. In my time in the industry (mid 80's) until now we have seen modular buildings go from basic boxes on wheels, to elaborate very dimensional projects. Over the next week I will highlight a few fun projects that were unique and that really show the flexibility of prefabricated construction. Until then have a great weekend!

Permanent Alternative Construction, The Best Of Both Worlds!

What is Permanent Alternative Construction (PAC)? PAC combines all of the great advantages of modular construction, into the quality and structure of a permanent building. Many ask so why not just site build? Well....in the construction industry time is money. An excellent example of this would be a modular school campus we recently constructed.

CASE STUDY:
Traditional construction was going to take 16 Months, including 16 months of overhead, general conditions, site meetings, project management etc.(this did not include the preconstruction design time)
Modular Construction was going to take 6 months including ALL applicable design and construction.

The savings in general conditions alone 10 months at $12,500/Per Month OVER $120K in savings. While the cost for the building was very similar since the specification criteria was met Or exceeded in every way, the time savings brought value as the school realized revenue sooner, and the cost savings of the 10 months of general conditions and other cost factors.

Permanent Alternative Construction is identified as a time savings=quicker ROI and less overhead and management fees.
What is different in a PAC building?
Concrete Floors
High Ceilings
Attractive Exterior Finishes
50+ Year Life Cycle
In-House Architectural Team To Expedite Project
Concurrent Site/PAC Construction

Permanent Alternative Construction, Incorporates the BEST of both worlds.

ADA ramps For Modular Buildings, (5) easy tips

Modular buildings can set above the grade keeping the axles and frame system but federal and local jurisdictions require the building to be ADA or handicap accessible. Some designers will charge a few thousand dollars to put a ramp drawing together for you, but we have some tips to help you save time and money on making your modular building ADA accessible
FIVE HELPFUL TIPS:
1. Know your door threshold, measure it and re-measure it. Most mistakes are made in the threshold height if your ramps does not meet the mandatory 1:12 Pitch/ratio your ramp no matter how sturdy will not pass inspections....and do overs can be very expensive
2. Prefabricated ramps & stairs are quite common in the industry. By using a prefabricated system there are legs that can adjust up and down with the terrain and makes installation quicker & more affordable since the "design" is already incorporated into the prefabrication process.
3. Material: Ramps can be made of wood, steel, aluminum, concrete, trex, the value of the ramp is the value of the life cycle and site conditions. Make sure you think of those considerations before just exploring "how-much" the ramp costs
4. Maintenance: Get a ramp that is LOW MAINTENANCE, most clients do not have time to go out and paint, or nail or resurface ramps each year
5. Before your build, get approval on your design. Many times a simple thing can be very expensive to retrofit, and it could have been prevented if a plan review agent reviewed the design prior to installation.

Can my modular building get LEED certified?

What qualifies a building for LEED certification?
Any building alone can NOT be LEED certified. The goal with LEED is to certify an entire PROJECT. This means a modular building is no different than a traditional building in the eyes of LEED accredited professionals.
If you structure your project correctly you can actually get MORE points by using a modular building and having a higher recycle content, and other factors that make prefabricated construction more amenable to LEED professionals.

As always our professional preconstruction team is available to answer any questions or help guide you.

Which is better, gas heat or electric for my modular building?

Which mechanical system is a better choice gas heat or electric? This is a matter of location, and utility bill history. In rural areas where gas (LP or natural) is readily available the cost to operate and the availability is usually less with gas heat. Frequently large electric utility upgrades have to occur to include electric heat strip or heat pump units due to the power draw. If you are in a city with abundant power supplies, electric heat is a safe bet. Because there are so many types of mechanical systems available you want to make an educated decision on what is the best mechanical system as well as gas or electric heating.

Let our design experts at Modular Solutions, Ltd help you make that important decision by reviewing the many options available. Initial consultations are free, we look forward to helping you design the perfect modular building.
