With all the reality TV exposure tiny house living is a fad across the USA as well as globally.   • Find a builder that is licensed to sell what they are offering, some renovation companies have been offering homes that can not be parked due to illegal construction methods.
  • Ask questions about code compliance.  Even if you have a tiny house you want to be able to relocate it, or resale it and if it was not constructed to code you may not have that option.
  • Figure out the cost per square ft of your tiny home.  Some of the tiny homes in the market place are only 200 square ft, and are selling for $40,000, or more.   If you calculate that cost per square ft you are paying $200/Per Square Ft or more for your new home.  This is more than twice the cost of a traditional home.
  • Ask about moving your tiny home.  Some are built to use in any location USA and others are good for a one time permit.  If your plan is to find various locations to live in be sure you purchase the right type of tiny home.
  • Be diligent about visiting the factory or place where the tiny homes are manufactured. Find a manufacturer with a history, and established roots in the community. Additionally verify if you are purchasing from a resale dealer or the factory.
  • If you have a floor plan in mind, bring it to various manufacturers and find out what suggestions they may have or other models they may have that can save you money.
  • Always ask about warranty, and quality control programs.

HUD Modular Home VS. IRC, What Is The Difference?

The manufactured housing industry uses terminology that intermingles and can become diluted or murky if you are not experienced in the acronyms used. Building codes are what determines the type of modular home you will be purchasing, and the method of approval and structural calculations are what makes the difference. Most of the time the difference between a HUD and an IRC modular home are the structural elements that you never see, but in the long run are thankful they were included.

HUD (US Dept of Housing & Urban Development) is a government agency that set up a minimum set of building standards to unify manufactured housing across the US. This code is varied depending on climate zone, but mostly identical. Local states and municipalities can require stiffer codes or compliance but HUD building standards are what most manufactured housing plants conform to, with the option to construct IRC homes for clients that want or need that as an option.

IRC (International Residential Code) is the code many municipal agencies have adopted and the more rigorous building standard. An IRC modular home is usually identified as a "MODULAR" and a HUD home is usually identified as a "MANUFACTURED HOME". An IRC home will always be more expensive, but has a longer life cycle for your new home.

Modular Homes, what does that mean?

Confused about what is a modular home or a manufactured or mobile home, or a custom IRC home? You are not alone. Our modular industry tends to use all of those words with clients and each company has a versatile meaning as to what the difference is.

A modular home from the outside can look like a mobile home, but have thousands of $$'s in structural upgrades you will never see. And transversely a mobile home can have lots of "fluff" on the outside and still just be a mobile or manufactured home.

This is an IRC duplex home. Traditional siding, architectural shingles, why is this one different? It is in what you don't see, the structural package and design. There are energy code upgrades, all the appliances are energy star, the windows are energy star, the floor system is substantially heavier, the stud framing is 2 x 6, the roof has upgraded trusses and insulation system....It sets on a permanent foundation system.

The definition in most jurisdictions is in the "code" approval IRC or HUD, and in the foundation system. If you have a permanent foundation system, most jurisdictions will call the home a modular home. It is usually easier to find financing for a IRC or Modular home than a manufactured home that can be moved away in the night. In the end what you want is a durable and well built structure that meets your individual needs, and falls within your budget. It will be your decision to look at a long term investment such as energy efficient design (saving $$s on monthly utility costs) vs. hard dollars spent today. Which is better, gas heat or electric for my modular building?


Which mechanical system is a better choice gas heat or electric? This is a matter of location, and utility bill history. In rural areas where gas (LP or natural) is readily available the cost to operate and the availability is usually less with gas heat. Frequently large electric utility upgrades have to occur to include electric heat strip or heat pump units due to the power draw.
