Modular Building Safety Tips, Six Easy Modular Solutions
Modular buildings are just like traditional buildings and have items that you should watch out for to ensure your staff and team and the modular building occupants are safe while occupying the modular building. We have a few simple tips to look for that will help you keep a safe & healthy working environment.
1. Mini blind inspections. Look for rough edges, broken wands, string hung in dangerous manner. Keep employees free from cuts, rope burns, or if children occupy strangulation.
2. Check the water drains in the sinks. Make sure no leaking on the floor, avoid slips and accidental damages
3. Check your hot water temperature. Make sure employees don't accidentally get too hot water and get burns
4. inspect flooring. Worn flooring loose treads trip hazard, worn threads can catch heels, worn edges can trip an employee.
5. Inspect your outlets at least once a year. Make sure they are all functioning and working well (avoid possible shock hazards)

Six Spring Maintenance Tips For Your Modular Building
When spring rolls around people start to think about what to clean, what to store, what to throw away, and also modular building maintenance. Our team gets lots of questions about maintenance cycles on modular buildings. Here are six tips of FAQ's on modular building maintenance for the spring season.
1. Fresh coat of paint. If your building is has wood or cement siding it may be time for a caulk & paint job. This keeps your building trims from buckling and value and curb appeal to your modular building.
2. Check all your window and door seals. As you switch from heating to air conditioning mode you don't want to spend any extra money on air escaping from your building. Keep all your seal tight and test them for function. If they stick or of they are worn replace them.
3. Get a maintenance test on your mechanical unit before you switch to A/C mode. This test will help avoid burnouts or excessive utility bills due to mechanical units not functioning well
4. Change your A/c filters & put a reminder schedule on the wall. Each month, same time (ie 3rd Monday of each month) change those filters and extend the life cycle of your modular building mechanical units.
5. Clean all the floor covering. Doing an extensive clean of your tiles/carpet/linoleum will brighten the appearance of your modular building, and keep it fresh and new. This should also extend the life cycle of your floor covering.
6. Do a walk about. Have you ever heard that saying, sometimes a "free" or "great" deal is too good to be true? Well in the used modular building industry sometimes you need to be aware of cost items that are sometimes hidden. If you find a building at an auction, or a government liquidation sale, or ebay on line, or in the newspaper sometimes that "GREAT" deal can really end up costing you. If you are aware of what to look for you can find a really great deal that is win/win. Meaning, the used modular building will meet all the codes and requirements for use.
Here are six great tips to look for in a used modular building purchase:
1. Are all the back taxes paid? Sometimes a used modular building is setting because there are huge back taxes due & the used modular building can not be moved or relocated until those are paid.
2. What is your roof snow load? When you live in a state that has desert & snow (like Arizona) you have snow loads from 20# to 80# roof load requirements. If you live in a snow area, and purchase a used modular built for the desert or with a 20# load, it can not be used or will be VERY expensive to re-roof the entire structure to meet current load requirements.
3. Does the building have approval tags? Most jurisdictions have a manufactured housing department (for commercial and residential). Used modular buildings will commonly require some sort of tag or drawings to prove the building was constructed to be used in that area. Verify, because it can be very expensive to reconstruct or redesign to current codes.
4. Does the modular building have unexposed termite or water damage? Sometimes when used modular buildings set in a lot exposed to the elements there are damages that you do not see on an initial inspection. Make sure you take a second look at the floor joist system and see if it will make it to the new location or is it rotted through.
5. Are you buying from a reputable resource. Buying on line, or at an auction sometimes you are buying someone elses headache. If you don't know bring a consultant along and pay them to help you decide if the used modular building is a viable option.
6. Is the seller including dismantle? When you look at an auction sometimes the used modular building is setting in place & the terms and conditions state you are responsible for removing. Reading Modular Blueprints, Fun Tips
When looking at a set of plans they can sometimes be overwhelming. Most customers without a construction background look for the layout and assume the manufacturer will take care of everything else. Here are a few tips to look at when reading your E. (electrical) P. (plumbing) S. (Structural) and F. (Fire) M. (Mechanical). In some instances, when a modular vendor is only selling you a modular building they don't take the time to review this information, which if not addressed properly can cause long site delays or cost additional money to change out later.
1. Electrical pages have a triangle symbol for communication- make sure you have sufficient conduit & boxes for future growth or if you want to change an office location around.
2. Electrical pages have a calculation page of total amps required to operate the building, share this with the site electrician to make sure the phase of power (single or three) is correct and that you will have sufficient power on site.
3. Plumbing material can be pex or copper material, what will the local jurisdiction accept.
4. Plumbing fixtures are counted, and show a minimum size required to accommodate connections on site, make sure your site contractor knows this information.
5. Plumbing manifolds (the pipe that connects all the plumbing fixtures to one single source) is usually shipped loose for the site contractor to install unless otherwise agreed, make sure this is discussed as to scope and responsibility
6. Structural framing should be as agreed in the proposal (ie if you paid 2 x 6 walls, & R-19 insulation make sure this is included)
7. If you are in a heavy snow load this is a good time to verify that your print show the proper snow load in the structural roof load calculations
8. Fire is generally checked by the local jurisdiction so make sure to forward these pages to the fire marshall or local jurisdiction for approval and inspection
9. Fire lines have to be sized for on site connection- make sure you have sufficient water supply to support the fire design. Share with the site contractor to verify size.
10. Mechanical units can be on the roof, on the ground, hung on the wall, make sure your supply register drops are where you want them to keep each area cool.

Reading & Understanding Modular Blue Prints
Modular Buildings are constructed to meet state & local building code regulations. When a new modular building is being proposed the manufacturer has to comply with prespecified minimum guidelines, but the building can also exceed the requirements. Is Modular Construction A Safer Work Site?
When it comes to modular "off-site" prefabricated construction as compared to traditional site built construction the answer according to OSHA and Dodge, and other reporting agencies the answer is USUALLY yes. In general our modular industry does an excellent job of completing a building 80-90% in the plant. This leaves very little to do on site when the building arrives and MUCH less chance for accidents or unsafe project sites.
That said, there are modular companies that are not as experienced in the site work aspects of a turnkey project, and have dangerous accidents or work related injuries. How do you know if the company you are hiring utilizes safe practices? Some tips for your review:
1. Check their EMR safety rating (if they don't have one or won't share, or don't know what that is- steer clear they may not be a good fit for a safety conscious organization.
2. Does the company have a designate site safety coordinator on their matrix and in reality. Site safety requires a team effort and an experienced leader.
3. Does the company have a safety pamphlet? If safety is important to you, ask for a copy to see what their practices are.
4. Does the company have regular safety training on site work hazards? Do they take the time to train new and existing employees how safety is every team members responsibility and that the organization should have a ZERO tolerance for safety infractions.
5. What is the scope of work on site? If there is minimal work on site, it might be worth looking a an unrated firm, however in our industry unsafe workers have seen accidents like being crushed under buildings by unsafe jack placement or lost fingers with power tools cutting skirting material. In the end it is critical to look at the big picture.
6. Do the employees undergo background checks for federal and school projects. This element is sometimes highly overlooked by owners, yet critical to a safe workplace for your employees.
7. Do the employees wear proper safety gear (ie goggles, gloves, vests, etc) OSHA has a list of equipment that should be worn by every employee and maintained by pride, free of defects.

What Is An N.C.A.R.B. Architct?
Architectural degrees have varied levels of education just like many fields. There are additional accreditation's available for an architect that wants to continue their education further, and not just make pretty pictures of elevations on a set of plans. How Did They Get That Modular Building In There?
Sometimes as you drive by your favorite location you see land for sale & think about how would anyone develop that site? That location is too landlocked to get any new construction done, and then you drive by a few weeks later and there is a complete modular building there, open for business! We are frequently asked "How did they get that modular building in there?
The fun aspect of modular construction is that buildings come in sections and components. Because they are delivered up to 99% complete in many cases all we have to do is find a way to get access to the site. What are some of the obstacles? Fenced in lots, buildings in the way, no roadways,uneven land conditions. Developing modular solutions requires the right team!
The modular industry has fun big boy toys that allow us to get a modular set up in the craziest of locations. We utilize cranes, crawlers, rails, jacks, rigging, steel plates, and other methods to get that building secured to a foundation on site.

Can I Get A Heavy Duty Floor Load In My Modular Building?
Many customers assume that since a modular building typically has wood sub floor, they can only use it for office space or light residential use. This is a huge misconception. When you are getting a commercial FBB modular building you can "BEEF" up the floor load in many ways to accommodate the need. Modular buildings have been used for commercial retails sales facilities, filing rooms, manufacturing, mini-storage/storage, fire stations, and hundreds of other industrial occupancies. The key is to design the modular building properly to accommodate the floor load requirements.
Tips to upgrade a floor load:
1. Upgrade the wood decking from 5/8" or 3/4" to 1 1/8"
2. Place your piers or foundation system in a much closer design. The closer the piers the stronger the floor load
3. Upgrade the floor joist size or use a steel perimeter frame. Making the joist closer together also helps. There are some great floor joist designs that are specially designed for this type of use and occupancy
4. Choose an alternative floor such as a "B" deck concrete floor or MPANEL panelized concrete floor system
By making these few minor changes you can use your modular building to store or hold virtually any design criteria, Just like a traditional site built structure.

HUD Modular Home VS. IRC, What Is The Difference?
The manufactured housing industry uses terminology that intermingles and can become diluted or murky if you are not experienced in the acronyms used. Building codes are what determines the type of modular home you will be purchasing, and the method of approval and structural calculations are what makes the difference. Most of the time the difference between a HUD and an IRC modular home are the structural elements that you never see, but in the long run are thankful they were included.
HUD (US Dept of Housing & Urban Development) is a government agency that set up a minimum set of building standards to unify manufactured housing across the US. Modular Buildings With Mini-Split Ductless Mechanical Systems
Many industries focus on one aspect of a construction project. With a modular building you have to make choices about EVERY detail and component that goes into a modular building. Some of our clients have asked me what is a "Mini-split-system", what are the benefits, and why would we choose that type of mechanical system?
All good questions, and in the end because you have choices it is good to be educated on various types of mechanical systems.
A Mini-split ductless system is great where you have multiple climates or uses in a facility. Frequently when adding ductwork on a renovation is not feasible a mini-split ductless system is beneficial because no ductwork is required.

Modular Building Exterior- Stucco
In the southwest many of the permanent or long term modular buildings opt to put stucco on the exterior of the building. But "stucco" is a very generic term and even when selecting this exterior look there are many options to consider for your best value:
1. How many insulation points will it add to the value of the project 1" of foam can typically add 7RPOINTS to your insulation value. The foam can be varied thickness to add better insulation value
2. How many layers are required. Some varieties have a single coat that is sprayed on, others have a base coat, scratch coat, and finish.
3. Schedule of project- Traditional stucco requires curing time to alleviate cracks or blistering. Make sure you allow for this or use a different application method that does not require this
4. Color Selection- Some stucco applications are painted and others have the color integrated into the mix. Decide how you will deal with patching, or vandal touch up etc.
5. Elastomaric finish is usually the preferred method with modular construction because it moves with the flex of the building
6. Final texture: There are several varieties of finish from light trowel, knockdown, spanish lace, aged, spray stone, etc. Deciding the final finish you prefer is a consideration.

Mobile office trailers are used for short term or temporary space solutions. They are typically constructed with wood siding, and minimum construction standards to meet the IBC code. Permanent Alternative Construction, The Best Of Both Worlds!
What is Permanent Alternative Construction (PAC)? PAC combines all of the great advantages of modular construction, into the quality and structure of a permanent building. Many ask so why not just site build? Well....in the construction industry time is money. An excellent example of this would be a modular school campus we recently constructed.
CASE STUDY:
Traditional construction was going to take 16 Months, including 16 months of overhead, general conditions, site meetings, project management etc.(this did not include the preconstruction design time)
Modular Construction was going to take 6 months including ALL applicable design and construction.
The savings in general conditions alone 10 months at $12,500/Per Month OVER $120K in savings. While the cost for the building was very similar since the specification criteria was met Or exceeded in every way, the time savings brought value as the school realized revenue sooner, and the cost savings of the 10 months of general conditions and other cost factors.

GSA procurement is a primarily a federal tool that helps federal agencies expedite purchasing of goods and services from preapproved vendors. GSA requires vendors to submit predetermined pricing and information packages. This allows the contracting officer to look at vendors experience, pricing, volume and make quick and educated purchasing decisions.

Mobile Office Maintenance Tips
A mobile office is meant to be a temporary fix for short to medium space goals. Frequently a mobile office "fix" becomes a permanent solution. Mobile Office Mechanical Tips
This time of year as we start thinking about getting the cooling side of our units running efficiently (at least in Arizona), there are some quick maintenance items that will help keep the life cycle of your wall mounted mechanical unit lasting longer. The wall mounted mechanical unit is unique to the modular and mobile office industry. While some projects will use package roof top or ground units or even special designed chillers & boiler systems the majority of mobile office units have wall hung package units. TIPS FOR MAINTAINING A CENTRAL WALL MOUNTED SYSTEM:
1. Change the filters: especially if you live in dusty or dry environment. The filters will trap the dirt and make your unit work harder-This should be a regular monthly task, keep a calendar beside the unit to remind you when to change the filters.
2. Check your thermostat: industry standard programmable thermostats have a shorter life cycle and you may want to make sure the thermostat is regulating the correct temperature readings
3. If you don't have inhouse maintenance have a service team come & clean out the system. This will extend the life cycle
4. visually inspect your ductwork. If your ductwork is leaking the mechanical unit will work harder and be on for longer cycles

Can Lumber Imperfections Effect My Modular Building? Tips to look for!
In the construction industry sometimes lumber is purchased and will set too long, or because it is a product of nature will be delivered to a project site with flaws. It is up to the integrity of the company to refuse the order or use it for nonstructural elements (like a disposable shipping walls). When the manufacturer or contractor decides to take a risk and use lumber that was once first quality and now has flaws you see construction quality impacted.
Manufacturing firms should have an open door policy so that you can inspect the construction of your modular building at any time during the construction phase. It is a team effort to ensure the highest quality leaves the modular manufacturing plant. So ask if you are allowed to tour your manufacturing facility before you make that final commitment.

There are options on mobile office proposals for "tie-downs". Many ask do I need tie downs? Why are they an option? Some tips for you to consider when installing a mobile office.

Space Planning Tips, For Your Modular Building
Starting a space plan can be very overwhelming if you are not sure of what is required and how to place all the occupants. With a few tips we can help you visualize the space and make it real.
TIPS FOR SPACE PLANNING:
1. Make a list of each occupant by department or at least body count (ie 7 in planning office, 3 in operations) this will help you get an idea of total space
2. Make a list of additional spaces that will make life comfortable and that need to be included (restrooms, break room, copy room, etc)
3. Decide on flow, who need to be next to each other and who needs to be separate or secured
4. Look at storage space needs (files, chemicals, cleaning supplies, special items (weapons/money/pharmaceuticals)
5. Reception and security, do you need a separate reception area & do you need to make it secure from the rest of the building
6. Egress, are there certain staff or occupants that will need direct egress out of a building, or secured egress
7. LOOK AT FUTURE GROWTH POTENTIAL. Nothing worse than building for now, and having to "re-build" shortly thereafter

Deck UP Your Mobile Office
Modular buildings have a reputation for being "spongey" or having floor movement. This is common in "industry-standard" units that build to meet the code. If you are steering away from a modular building because you don't like the way the floors feel, learn more about the sub floor or "DECKING".
A great solution is to just upgrade the thickness of the sub floor and you will see huge results. Our classroom modular buildings are typically 1 1/8" thick and this holds up to the daily traffic of children with stupendous results.
If you are looking for a short term or long term space solution it is great to have a stable floor underfoot. Clients looking for a permanent space solution will choose the concrete floor modular buildings and know they have selected a 50 year+ life cycle option. Architects will generally suggest you consider this in your total budget.
Since the cost of materials goes up with each grade of OSB or Plywood selected budget is often a concern, but once you feel the difference underfoot, you know you have made the right choice.
